I repeat again: What auction slowdown! Elsternwick 7 Curral: 5 bidders: Bought under the hammer for $2,056,500. Magic man Bill Stavrakis.
Yes, the month of May 2010 has seen the high and lows of the property market. Glen Eira has been unsettled.
We have seen 34 sales over a million in the month to date so still a very solid number transaction wise.
The only real $M+ action were the two we reported on – both of which sold above my first estimates.
First was a impressive Victorian 7 Curral Road Elsternwick. This home was on a spectacular allotment of 910 sqm. See our James Home Rating of 761/1000. Agent Kharla Williams, Biggin and Scott ran great campaign. This unique property attracted many potential buyers which Auctioneer Bill Stavrakis, Biggin & Scott conducted with masterful ease. The home was bought under the hammer for $2,056,500. Solid – very solid.
Second was a stylish townhouse with a nice ambiance, 23B Collins Street, ORMOND. James Home Rating 6881000. In the last month’s open for inspections, agent Chris Hassall, Buxton advised me there was much interest in the property - he was right! Auctioneer Craig Williamson, Buxton had four bidders fighting it out at auction that saw the townhouse bought for $1,230,000
Looking forward to next weekend auctions – of which we are monitoring 18 round or over $1million
