“We acknowledge that the numbers in The Age and the local paper are reducing each week leading up to Christmas. Subsequently  a number of buyers that have sold first or recently come in from overseas/interstate are still actively looking preferring to buy now and to be settled prior to schools returning in early 2011. Buyers should register their details with an agent or agency they know will be working through the Christmas New Year break. Already most agencies have forward bookings now for February-March and willing vendors receptive to negotiating prior to auction and effecting a sale with the highest possible price shortest possible time frame least amount of stress. Bear in mind that owing to the Spring volume a few good properties have slipped through the cracks and these opportunities should again be pursued.”

"After a miserable last weekend, today's fine weather brought the families and neigbours out and beefed up the number attending this auction to a largish 70. Auctioneer James Tostevin, asked for some audience participation and, when there was none, a vendor bid of $1,700,000 was put forward. However there was geniune interest in the home and the bids came out slowly and steadily. When the bidding reached $1,800,000 someone in the audience asked if it was on the market - it was not. When the bidding reached $1,820,000 Mr Tostevin dissappeared inside to ask the same question to his vendors. The price was not was not quite enough and after some more drawn out bidding the property was procliamed on the market at $1,860,000. A few moments later, the winning bidder fought it out amongst 3 others to be the eventaully buyer for $1,870,000. A good result." (Amy Wong)

"There was no mucking around today. Auctioneer Maurice Di Marzio opened with a vendor bid of $3,600,000, asked for rises of $25,000 and the bidders quickly followed. There was one bid, then a second which was promptly followed by a third and, with the help of a fourth bidder, it did not take long for the price to reach $3,800,000. At this point Mr Di Marzio consulted with his vendors and announced the home was on the market. Interestingly, this did not spur on further bidding and the hammer was knocked down at $3,800,000. Overall a average sized crowd of 50 and an expected result. " (Amy Wong)

True to form, auctioneer Scott Patterson's professional manner and clear introduction delivered a solid final sales pitch for this property. Unfortunately the buzz and introduction were not enough to entice any level of activity from the 60 strong crowd. After two vendor bids of $2,400,000 and $2,450,000 respectively, the property was passed in on a vendor bid. It was a clear surprise to the Jellis Craig team and also to a large proportion of those gathered. " (Dustin Cracknell)
