James Private Client Briefings contain far greater and more client-specific detail than what you see below and are available for full service James Search and Negotiate clients throughout Melbourne.
Contact us: For a private, confidential and no obligation discussion on what is really happening in your street, precinct and suburb from a buyer’s perspective, contact Architect Adam on 0413 318 079 or Gina on (+613) 9804 3133 or 0457 835 255 or Mal on 0408 107 988 from James Buyer Advocates.
Alternatively if you see us at an open for inspection or an auction please feel free to come over and say hello – perhaps we could send you a buyer rating, a result or simply open diaries and work out a time to sit down and talk about the market, values, negotiation, alternative homes or your needs from a buyer’s perspective.
For the record each of us is involved in 2 to 3 homes, around 20 inspections and attending/assisting/bidding on up to 4 auctions on a weekly basis – all in that specialist $M+ price range.

MIDDLE PARK, 20 McGregor St: Damian O'Sullivan (Marshall White), passed in $3,200,000, no bidders.
Biggest Sale: ALBERT PARK, 86 Victoria Av
Oliver Bruce (Marshall White); After Auction, Bought range: $1,641,808 - $1,806,160 - 1 Bidders "One bidder does not an auction make, but when the crowd are made to stand outside in the rain, some action is better than none. In the relentless rain it was difficult to imagine the virtues of the area being extolled by auctioneer Oliver Bruce, and only one bidder was prepared to take the chance that this was the house and area for them. Their bid of $1,525,000 was enough to secure negotiating rights if not the property. Bought after." (Debbie McTaggart)
Biggest Pass In: MIDDLE PARK, 20 McGregor St
Damian O'Sullivan (Marshall White); Passed In: $3,200,000 - 0 Bidders "There were smiles all round in the Marshall White camp today as the team had just come from a successful sale at Victoria Avenue. With a crowd of 170 watching their every move there must have been a sense of satisfaction as after a lot of hard work, the Marshall White brand was starting to be recognised in this previous Hocking Stuart strong hold. The property up for auction was a fine period home, recently renovated to a very high standard and, due to a change of circumstances, the owner decided not to move in. Auctioneer Damian O’Sullivan gave a word perfect preamble setting the tone for a competitive auction. Wrong. No bids and a vendor bid of $3,200,000 was made. Half time was called and on return Damian was unperturbed by the lack of interest and gave the large crowd a rev up about how this was going to be a missed opportunity. Wrong again. Still no interest and the property was passed in." (Guy Angwin)
