As it has been for much of the latter part of 2011 – a failure to connect the parties!

James Private Client Briefings contain far greater and more client-specific detail than what you see below and are available for full service James Search and clients throughout Melbourne.

Contact us: For a private, confidential and no obligation discussion on what is really happening in your street, precinct and suburb from a buyer’s perspective, contact Architect Adam on 0413 318 079 or Gina on (+613) 9804 3133 or 0457 835 255 or Mal on 0408 107 988 from James Buyer Advocates.

Alternatively if you see us at an open for inspection or an auction please feel free to come over and say hello – perhaps we could send you a buyer rating, a result or simply open diaries and work out a time to sit down and talk about the market, values, negotiation, alternative homes or your needs from a buyer’s perspective.

For the record each of us is involved in 2 to 3 homes, around 20 inspections and attending/assisting/bidding on up to 4 auctions on a weekly basis – all in that specialist $M+ price range.

BRIGHTON, 51A William St: David Hart (Buxton), passed in $2,100,000, 1 bidder

Biggest Sale: HAMPTON, 8 Bolton Av
Steve Tickell (Hocking Stuart); After Auction, $2,250,000 - 2 Bidders

"A delightfully quiet street, so close to the water yet still only walking distance to Hampton Street shops. A great position for such a gracious home. With Hocking Stuart's seasoned auctioneer Steve Tickell as master of ceremonies, proceedings soon got under way. In front of a large crowd exceeding 70 people in the the front garden and beyond, Steve suggested an opening bid of $1,950,000 and he was quickly rewarded with an offer of $2,000,000. With only one other bidder in the action, a further 5 or 6 bids came cautiously. Eventually the initial bidder made the best offer of $2,160,000 and the property was passed in to him for further negotiation. Bought after." (David James)

Biggest Pass In: BRIGHTON, 51A William St
David Hart (Buxton); Passed In: $2,100,000 - 1 Bidders

"The new home, with its glorious pool, was the perfect backdrop for this Buxton auction. It was a little difficult to guess crowd numbers due to the many vantage points throughout the home, although I estimate there were around 55 people - mostly alongside the pool and inside the family room adjacent the outdoor entertainment zone. David Hart was at the helm and stood opposite the crowd, poolside. David offered an extremely thorough and thoughtful preamble and the auction was underway. A gentleman in the crowd offered a bid of $2,100,000 and David searched the crowd high and low for a second bidder. This however was to no avail and the property was passed in to the gentleman for further negotiations. " (Jen Milligan)
