As it has been for most of the year – limited excitement

James Private Client Briefings contain far greater and more client-specific detail than what you see below and are available for full service James Search and clients throughout Melbourne.

Contact us: For a private, confidential and no obligation discussion on what is really happening in your street, precinct and suburb from a buyer’s perspective, contact Architect Adam on 0413 318 079 or Gina on (+613) 9804 3133 or 0457 835 255 or Mal on 0408 107 988 from James Buyer Advocates.

Alternatively if you see us at an open for inspection or an auction please feel free to come over and say hello – perhaps we could send you a buyer rating, a result or simply open diaries and work out a time to sit down and talk about the market, values, negotiation, alternative homes or your needs from a buyer’s perspective.

For the record each of us is involved in 2 to 3 homes, around 20 inspections and attending/assisting/bidding on up to 4 auctions on a weekly basis – all in that specialist $M+ price range.

ALBERT PARK, 78 Beaconsfield Pde: Greg Hocking (Greg Hocking), passed in $2,350,000, no bidders

Biggest Sale: PORT MELBOURNE, 64 Spring Street East
Damian O'Sullivan (Marshall White); After Auction, Bought range: $1,558,375 - $1,714,375 - 3 Bidders

"What a day, what a crowd and what a house! This is possibly one of the best small renovations I have seen since 280 Beaconsfield Parade was offered to the market. The strong crowd of nearly 200 were well positioned to enjoy the late afternoon sun as auctioneer Damian O’Sullivan paced up and down the street determined not to miss a bid. A genuine bid of $1,000,000 was offered to commence proceedings, before Damian place a vendor bid of $1,400,000. This resulted in two further parties entering the bidding – taking the price to $1,525,000 before half time was called. Upon his return, Damian took two further bids of $10,000 before the property was passed in at $1,545,000. Bought after for an undisclosed amount." (Guy Angwin)

Biggest Pass In: ALBERT PARK, 78 Beaconsfield Pde
Greg Hocking (Greg Hocking); Passed In: $2,350,000 - 0 Bidders

"With yachts sailing on the bay, a gorgeous sunny afternoon welcomed this Albert Park auction. The assembled group of 65 stood in the shade of the many palm trees. Auctioneer Greg Hocking described the opportunity on offer as a “very rare occurrence.” He said the property offered a “blank canvas” to prospective buyers and that the location “speaks for itself.” A vendor bid of $2,350,000 commenced proceedings and Mr Hocking looked for rises of $25,000. Despite Mr Hocking’s best efforts to create a contest, all in attendance stood silently. After consulting with the vendors Mr Hocking looked for rises of $10,000, however with no bidding on the day the property was passed in." (Kate Agnoleto)
