Not a lot of good stuff on offer – beginning the wind down to Christmas

James Private Client Briefings contain far greater and more client-specific detail than what you see below and are available for full service James Search and clients throughout Melbourne.

Contact us: For a private, confidential and no obligation discussion on what is really happening in your street, precinct and suburb from a buyer’s perspective, contact Architect Adam on 0413 318 079 or Gina on (+613) 9804 3133 or 0457 835 255 or Mal on 0408 107 988 from James Buyer Advocates.

Alternatively if you see us at an open for inspection or an auction please feel free to come over and say hello – perhaps we could send you a buyer rating, a result or simply open diaries and work out a time to sit down and talk about the market, values, negotiation, alternative homes or your needs from a buyer’s perspective.

For the record each of us is involved in 2 to 3 homes, around 20 inspections and attending/assisting/bidding on up to 4 auctions on a weekly basis – all in that specialist $M+ price range.

"Was it the grey morning, was it the cold, or was it the early (10am) start that resulted in a quiet auction vibe here despite 3 bidders being active? A crowd of 40 people scattered around this auction scene to witness auctioneer Andrew Hayne open on a vendor bid of $1,000,000, accept 3 bidders into the mix and then pass the property in at $1,140,000. The real action must have been behind closed doors however, as Andrew sold the property immediately after for an undisclosed amount in excess of $1,150,000." (Gina Kantzas)

Biggest Sale: PRAHRAN, 32 Closeburn Av
Andrew Macmillan (Bennison Mackinnon); After Auction, $1,490,000 - 1 Bidders

"As I approached this auction I noticed a woman doing her knitting – not a sign that this was going to be a hotly contested auction I thought! Then, just as the auction was due to commence, a gentleman drove up and rushed inside to inspect the property. Alas, just as quickly as he had approached, he jumped in his car and drove off. Rushing to another auction perhaps? Unperturbed, auctioneer Andrew Macmillan commenced proceedings only to find he had to contend with a steady stream of latecomers. At least their approach was quiet. Andrew opened on a vendor bid of $1,350,000 and, when no bidders were forthcoming, went inside to chat with the vendor. On return, he found that he could not persuade any bidders at all so he put forth another vendor bid of $1,400,000. And then a surprise - a lone bidder offered $10,000 more. Unfortunately that was the end of the excitement as the property was promptly passed in at $1,410,000. Bought after. " (Gina Kantzas)

Biggest Pass In: TOORAK, 57 Hopetoun Rd
Rodney Morley (TBM Sales); Passed In: $4,050,000 - 1 Bidders

"“You judge a property by the company it keeps” were the words of auctioneer Rodney Morley in his preamble and, as he said, it was in good company indeed. Mr Morley spoke enthusiastically of the property and location describing Toorak as the “number one suburb in Melbourne,” situated close to numerous amenities. Mr Morley got proceedings underway with a vendor bid of $4,000,000 and looked for $100,000 rises which he soon revised to $50,000 rises. A bid from the assembled group of $4,050,000 was soon offered and Mr Morley worked hard to create a competition. However with no further participation from the 40 in attendance, the property was passed in." (Kate Agnoleto)
