James Private Client Briefings contain far greater and more client-specific detail than what you see below and are available for full service James Search and Negotiate clients throughout Melbourne.
Contact us: For a private, confidential and no obligation discussion on what is really happening in your street, precinct and suburb from a buyer’s perspective, contact Architect Adam on 0413 318 079 or Gina on (+613) 9804 3133 or 0457 835 255 or Mal on 0408 107 988 from James Buyer Advocates.
Alternatively if you see us at an open for inspection or an auction please feel free to come over and say hello – perhaps we could send you a buyer rating, a result or simply open diaries and work out a time to sit down and talk about the market, values, negotiation, alternative homes or your needs from a buyer’s perspective.
For the record each of us is involved in 2 to 3 homes, around 20 inspections and attending/assisting/bidding on up to 4 auctions on a weekly basis – all in that specialist $M+ price range.

Under Hammer: $990,000 - 4 Bidders (Photo: David James)
Bidderbuzz Auction
"It was all over in 5 minutes! Sold in a flash for $990,000! As soon as auctioneer Nick Johnstone had completed his opening remarks, there was an immediate opening bid of $880,000 quickly followed by a second bid of $955,000. It was then declared to be on the market. A flurry of anxious bidding and Nick knocked this well located property down to the highest bidder for $990,000. Wouldn't it be marvellous if all properties could be sold so well and so quickly?

Greg Costello (RT Edgar); Under Hammer, $2,222,000 - 6 Bidders "My first auction of the year and I'm a little toey as the auction bell rings - it's not nerves, more anticipation - you see I think it will fly along and I've been starved of the buzz of an auction for 8 long weeks. Anyway one of the best in the business for these type of homes, Greg Costello, is conducting proceedings and there is a bit of a hush as he finishes up his spiel and gets down to business in front of a crowd of around 70 - a good size for Brighton. Bang! We have $1,650,000 from Bidder One straight out of the blocks. Bidder Two offers $1,700,000 and Bidder Three is at $1,800,000. We are on the market at $1,850,000 in an instant. Bidder Four is in at $1,920,000 and Bidder Five at $1,950,000. Really its only been a quick flurry and we are $2,000,000 even. Between that and $2,100,000, Bidder Six arrived and left. We still have good, strong, multiple bidding at $2,100,000 or $250,000 over reserve and the quote.
At this level it seems we are down to a race in two - Greg is doing a great job just to keep up with halves at $2,162,500 although his penciller was struggling to record all the bids. At $2,190,000 the original bidder comes back in and we move in little but strongly bid amounts until $2,210,000 when the eventual underbidder moves from strong to weak responses - advertising to the crowd (and his competitor) he is near the end. Really this is not a good move as all it does is give the eventual winner, who was bidding through an agent, some juice to go harder. The agony for one and ecstasy for another ends on the Richie Benaud number of $2,222,000. Great auction and it's good to be back in the saddle.

Stewart Lopez (Kay & Burton); Passed In: $2,700,000 - 0 Bidders "A good sized crowd of around 40 people were on hand to watch this auction, led by the affable Stewart Lopez. Mr Lopez indicated there were a few interested parties amongst those gathered but when it came time to bid, all remained silent. Instead, Mr Lopez opened on a vendor bid of $2,700,000 and was forced to pass the property in for that amount.
