Actually that’s pretty impressive – 83% clearance

The auction market in Boroondara today was a bit like taking your first steps into the ocean – measured and tentative. While the clearance rate turned out to be quite impressive with the auctions we visited – 83% is strong in any language – the bidders were few and far between. In total 7 bidders at 9 auctions – that puts Bidderman at 0.77, almost half of Melbourne’s average today of 1.5. The quality of offering today was generally fair, and that was reflected in the numbers of hands in the air.

The first auction I visited was that of 3 Christowel in Camberwell. Walking up the street about 5 minutes before the start, there really was a feeling of anticipation in the air and the crowd was strong.  What was going to happen? Well, as it happened, not much at this auction, but numbers have been fairly good at ‘opens’ and the vibe generally quite positive. There are some good offerings coming up in the next couple of weeks and it will be interesting to see how they go.

Despite the lack of auction flurry, it was great to be back. Had my first ‘auction day’ coffee at the ever-reliable Liar Liar. I also checked out the snazzy renovation/extension to Porgie and Mr Jones and the warehouse-like Axil on Burwood Rd, not yet a year old, continues to fire.

Will be keen to see how 84 Kinkora Road Hawthorn goes next week. This is listed by Richard Winneke of Jellis Craig and is quoted around the $2.25m mark. One of the prettiest single-storey facades/gardens I have seen in Grace Park. Although very liveable, what a great opportunity awaits the buyer here – do they extend up or simply modify things at the rear on a single level? I think the latter would be the best way to go, particularly as the façade is so strong (would not want to detract from the street presence here) and the southern rear aspect will make the challenge of getting light into the backyard even harder.

"Quiet auction this one, and the atmosphere was relaxed. In front of around 50 people, auctioneer James Marcou looked for an opening bid around the $950,000 mark (a point in which the property was always marketed at) and, after some time, Bidder 1 entered the fray at $960,000. Enter Bidder 2 shortly after at $970,000 and this auction was under-way. This continued until at $1,010,000 bidding halted with Bidder 2 and the half-time break was taken. Upon a quick return from the Buxton team, further bidding was expected but none eventuated and the property was duly passed in. This property was quite a good one, and I did think there would be some competition for it - perhaps the semi-attached nature tempered the interest - this is a quieter part of Camberwell and semi-attached smaller properties are very much the exception rather than the norm." "Big home, big crowd (100), and when the Marshall White boys looked round they saw big everything on a big day out in Glen Iris with Mark Williams our manager of business. Good start, good voice, good authority - Mark leads off well and we are away. Bidder One comes in at $1,625,000 and that is countered quickly with a vendor bid of $1,800,000 – they must know something we don’t know. A fairly quick half time break is taken and the pass-in happens quickly – they definitely know something we don’t know. Bought afterwards by original bidder for $1,925,000 – mission accomplished. "One of the first big Melbourne auctions of the day (if not the year), and it was much anticipated. The late summer morning weather was pleasant and there was a slight charge in the air - what was going to happen? That was the big question and it was shared by around 150 people - a big crowd by any measure. Auctioneer Paul Williamson got on with business relatively quickly and searched for an opening crowd bid but, alas, none were forthcoming so a vendor bid of $3,000,000 was given. This was upped pretty quickly by Paul with a $25,000 rise. Searching for some crowd participation, but without any, the auction came to a conclusion and the property was passed in. Will be interesting to see what transpires here - word was there was interest in this property but none was evident during the auction. " (Adam Woledge)
