"A perfect sunny day provided the backdrop for a great auction and a spectacular auction it was. Auctioneer Andrew Summons took centre stage and in his preamble spoke enthusiastically of the property with its delightful period features and north facing backyard, with the Kooyong location providing a village atmosphere. A prompt opening bid of $950,000 from the crowd was closely followed with a vendor bid of $1,000,000. A second bidder soon joined the mix and the competition was fierce. The bidders were determined; each sticking to their bidding plans and bidding was in quick succession. When the property was announced on the market at $1,050,000 the rivalry intensified with a third, fourth and fifth bidder joining the competition. Bids were frequently offered for the property simultaneously and the contest for the property was intense and highly entertaining to the assembled group of 45. Spirited bidding continued until it reached $1,161,500 where the property was bought under the hammer to the applause of all present. “What a great auction” were the words of many as they left this Kooyong auction." This certainly highlighted the big plus of the property - it was all about position. In front of around 130 people, auctioneer Iain Carmichael got this auction under-way promptly and placed an opening vendor bid of $2,500,000, then $2,600,000. Just when it looked as though this auction was going to be passed in, a solitary crowd bidder offered a $20,000 advance. Was there there anyone else interested? Well that was the big question - if they were they didn't bid, and 56 Central Park Road was passed-in. Bought after. " (Adam Woledge)

Auctioneer Andrew Macmillan, in his preamble, noted the supply of properties was low in the current market and that this property represented a fantastic opportunity with the potential to improve or renovate. Proceedings were opened with a vendor bid of $1,650,000.
