Over the last few weeks I’ve spoken about off market properties and unless you have an agent’s ear it’s unlikely you would know about them.
However, there is a group of properties for sale in Port Phillip that appear on the internet, yet don’t have auction or for sale boards on them.
48 St Vincent Place Albert Park with Kaine Lanyon from Marshall White; beautifully renovated two storey terrace with good rear off street car parking – asking high $3m.
3 St Vincent Place Albert Park with Michael Szulc of Geoff Cayzer Real Estate; two storey terrace – asking $3.5m.
89 McGregor Street Middle Park with Anton Wongtrakun of Dingle Partners; liveable double fronted terrace on the corner with good side car access and natural light – asking $1.89m.
I was in Fitzroy North on Friday looking at a warehouse with Luke Chisholm of Nelson Alexander Real Estate. A 1960 factory conversion, liveable as is but could do with an upgrade to maximise its full potential. Corner position, wrap around windows allowing an abundance of natural light – asking $1m.
Like most Melbournians I was drenched and needed some comfort food. So I visited an old favourite – Dench Bakers at 109 Scotchmer Street Fitzroy North. I wolfed down a chocolate croissant and bought a loaf of olive bread to take home for dinner. It’s a great little place to drop in to, I highly recommend it.

"With the rain starting to fall heavily in the moments before the auction, the crowd of 50 filled the property. Auctioneer Oliver Bruce, explained that “homes like this just don’t come up very often." A vendor bid of $1,150,000 opened proceedings and Mr Bruce looked for rises of $10,000. Before long, with a bid of $1,160,000 a genuine bidder joined the action together with a second and third bidder, offering bids of $1,170,000 and $1,180,000 respectively. Bidding gained momentum and eventually a fourth bidder joined the competition. When the property reached $1,340,000 the property was passed in. The property was bought after auction for $1,420,000." Gerald Delany (Kay & Burton); After Auction, $1,660,000 - 0 Bidders "Auctioneer Gerald Delany didn't hold back when he said "one of the great choices was to live in Elwood and buyers have that opportunity here." In his usual succinct manner it was onto business and the property was offered for sale. No opening bids were made and Gerald quickly made a vendor bid of $1,600,000 asking for rises of $10,000. The silence lead to half time being called and after a quick chat the property was re- offered to the crowd at $1,600,000. Still no interest and the property was passed in. Bought after auction for $1,660,000.

Biggest Pass In: ALBERT PARK, 22 Barrett St
Michael Szulc (Cayzer); Passed In: $2,000,000 - 0 Bidders "Auctioneer Michael Szulc explained to the crowd that Barrett Street was one of the quietest streets in the area. Combine location with a quality renovation and you have a fine property on offer. No one was prepared to start the bidding and a vendor bid of $2,000,000 was made. Still no interest at this level and half time was called. After a lengthy half time the property was re- offered to the market with bids of $25,000 called for. No interest and the property was passed in on the single vendor bid of $2,000,000. There have been some recent sales in Barrett Street of similar properties for $2m plus - it will now be interesting to see at what level this property sells for." (Guy Angwin)
