"Quick-fire auction with some good banter. After taking a little bit of time to start, auctioneer Warwick Anderson needed no vendor bids here as the property started quickly with a bid from the crowd at $2,200,000. Bidders 2 and 3 entered the fray and before too long the property was announced on the market at $2,400,000. With another bidder joining in the property was bought under the hammer for $2,625,000. Solid result, pretty much in line with the big recent sale across the street. " (Adam Woledge)

Two parties quickly took the property on to on the market at $3,700,000 prompting Mr Fox to describe this house as an old Ferrari that only had three of its kind worldwide! Warwick Anderson (RT Edgar); Passed In: $3,525,000 - 1 Bidders "Not another Rose St Armadale auction - hey what's wrong with the street - seems like half a dozen have gone on the market in this street in a short period of time.
I've heard nothing, so for me it's purely coincidence.
Today's offering is a north facing rear classic Victorian on big land with a wide frontage, renovated and with good car parking that should go ok with any sort of multiple interest - especially when next door had 3 bidders at $3,900,000 - although that was a stronger than expected auction.
Warwick Anderson is telling the story in front of a crowd of around 50 which he does in a reasonable manner.
Warwick calls for bidding at $3,500,000 and after a vendor bid at that level, a half time break and some verbal padding, a lone bidder finally enters the arena and it's passed in to him at $3,525,000.
This would have been surprising to some.
We await the result of the post auction negotiations.
