Not the greatest day for Stonnington, with most of what was on offer attracting little interest. If you look a little deeper there are clear reasons why.
- 1097 Malvern Road, Toorak – The Road
- 4 Arkle, Prahran – The Price – This is a good little home and there were two bidders, so the problem for now is clearly the price.
- 38 Cromwell, South Yarra – The Flats. This is a big ticket item, with some pretty average flats next door.
A nice little quiet one at 10 Acland St, South Yarra was reportedly put away by Jock Langley for between $4,500,000 and $5,000,000. Mal went through it when it was off market.

"Auctioneer John Bongiorno started the auction of Arkle Street by mentioning that today’s clearance rates were looking good, and that affordable double fronted period homes tucked away in quiet streets were rare. John opened the auction with a vendor bid of $1,250,000 – at this level two bidders saw value and the bidding quickly reached $1,420,000 before half time was called. After half time the property was re-offered to the market and despite John complimenting one of the bidders on their head attire, not other bids were made and the property was passed in." Andrew Macmillan (Jellis Craig Bennison Mackinnon); After Auction, Bought range: $1,692,635 - $1,862,075 - 1 Bidders "The rain did not deter the group of 30 keen to witness this Glen Iris auction. In his preamble, auctioneer Andrew Macmillan spoke highly of the property, portraying it as a 'sensational' family home. A vendor bid of $1,700,000 opened proceedings and Mr Macmillan sought $10,000 advances. Mr Macmillan worked hard to entice bidding and after returning from consulting with the vendors, a genuine bid of $1,710,000 was offered. With no subsequent bidding, the property was passed in. Jeremy Fox (RT Edgar); Passed In: $5,000,000 - 0 Bidders "In front of a wonderful Victorian facade and before a rugged-up crowd of around 120 people, auctioneer Jeremy Fox sang the praises well for this renovated large home and then looked for an opening bid of $5,000,000 to $5,500,000. While not officially announced, a vendor bid of $5,000,000 was eventually called yet this got a cool reception from all and sundry. The half-time break came and went and nothing further happened, and the property passed-in. " (Adam Woledge)
