As we kick into May and look back on April you can see the TOP END is still very healthy – sure some are not selling and some are being withdrawn but its not only Saturday Auctions that are getting the job done. Expressions of Interest, Private Sales and Private Auctions are attracting buyers and results.

Big Home buyers – The market is solid – off markets are an additional way we are servicing our clients needs

424 Auburn Road Hawthorn (James Tostevin)
Went through this home in April. It was a 3 level big thumper – a rambler on a main road with a tennis court. Quote was fair at $4.5m plus as one would have never know exactly how many buyers there would be on this rare, but tricky home. I enjoyed my visit there and could see a lot of plusses but also a few minuses when rating it. It was for a very specific buyer, one who had deep pockets and wanted a project. Two bidders over $5m was on the money.

57 Broadway (James Tostevin)
When I visited this home a few weeks ago I remember taking a picture of the queue to get in and it wasn’t even the first day of opens. While different, it had many similarities with the home we bought over $6m a few doors away with the same agent (James Tostevin), same type (big period), same overseas , same locale (Tara estate) a little while ago. And guess what same incredibly strong turnout and result north of $6m occurred. Brilliantly presented home – the value of fastidiousness and attention to detail was as good as I’ve seen – well done seller.

5 Narveno Court Hawthorn (Matt Davis). Had some specific interest in this one as it was next door to one we had bought in 2013 at auction for about half the price (ours needed a reno or rebuild). Both were same land size circa 1000 sqm. For me the home at No 5 was a goodie, excellent flow, proportions, finishes, views and of course being only one of a half dozen blocks on Scotch Hill with a northern orientation it was a good chance to get the circle $6m suggested price. It got that. Good result and reaffirms the health of Scotch Hill and results quality decisions bring in the longer term despite the market hype. Sold late April in EOI campaign. Good result agent.

8 St Georges Crescent Ashburton (Steve Burke). The formula comes to Ashburton only on big land this time – 2750 sqm for a result just south of $6,000,000 in late March. Any doubts about this market early year?

 Land Buyers – Diligence and persistence are ways we are finding good land for our clients – but really the main thing is stick to the fundamentals – only buy good land.

13 Glen Hawthorn (Campbell Ward)

Re confirms the raised land values of land buys in the Scotch Hill area. I went through the home during the campaign and you could it as land value at $3,600 per sqm. For me it was a home of some value and for buyers on a tight up to $3.5m budget it was a home that could be renovated lightly. It had options. Our estimate of price range was low $3m’s so an expected result.

37 Hopetoun Canterbury (Peter Vigano)

Went through this home in April: When rating this home I assessed it as land only. It was one of those older style type homes that was in very poor condition. This sale puts Canterbury Golden Mile land at $3,400 per sqm.

65 Yarrbat Balwyn (Nathan Aron)

Sale was April, but I was OS so writing it up in May. Prime land in Balwyn again confirmed at over $3000 per sqm. 1023 sqm of land sold for $3,280,000 or $3200 per sqm. That was up 15% in one year since it last sold (according to our records).

James Rating Comments: Prime Balwyn land in a signature street. With Maranoa Gardens across the road, the location is a quiet one and the hill position is very good, as it is one of the highest points in the area. The block is wide, and has a prized north-facing rear aspect, ideal for access to direct sun into the backyard and rear informal living areas, where it is most needed. Hard to see this not going well. Vendors have timed their run very well, given that such offerings are selling at a premium right now. Rated for Land Characteristics Only

Bayside

Bayside was our strongest geographical sector in terms of buys in early 2015.

50 Canberra Grove Brighton East (Barb Gregory). Another home sold over $3,500,000 in the Haileybury/ St Leonards School belt. Yes on big land but it is amazing the transformation of this area in the last 18 months from poor cousin to Brighton to rock solid price competitor.

67 St. Vincent Place Albert Park (Warwick Gardiner). Enough said in the media on this one. At the auction we reported what a dogfight looks like. Opened at $2.2m. On market at $2.5m. Fought on and on by two bidders to sell at $4.21m. Maaaate that was solid. We bought just down the road in that Big 3 auction of 2013 at $8,900 per sqm. 5 Bidders and you can see its progress on the Architects and Advocates section in Market News TV – http://marketnews.com.au/videos/ In 2015 a few doors up on smaller land 67 says value now lies at $14,000 per sqm. I don’t agree with that as a yardstick assessment by the way but it does show the spectacular power of a great fight.

Passive Investors and New Homebuyers

70 St Andrews Brighton (Justin Follett): Expressions of Interest completed with a sale end of April in the mid $3m’s. The property was bought in the mid $2m’s in 2009 which represented a 34% increase. So how do the numbers stack up re capital growth v other home types taking into account rents received vs new land?

62 Wright St McKinnon. I admire the persistence of the owners on this home which finally sold after a few years on the market through a company interestingly named as NO AGENT PROPERTY. My notes in late 2013 were along the lines of Ok it’s a home and it has a tennis court but its McKinnon and $3m prices are very, very unusual. Well this month the market finally caught up with the thoughts of the seller and the home sold for a tad under that. Good effort.

Stonnington

9 Glenview (Mark Wridgway).

We rated this home is April. This was always going to be a lot more than the $2m agent quote. Our pre auction value advice was $2.6m to $2.8m and it ended up selling at $2,990,000 or $3800 per sqm. Good result Mark.

803 Orrong Road Toorak Andrew Sahhar and Jamie Mi

Rated this home in February – it was a real hotchpotch of a design and its position meant noise was a factor; BUT it still had the romantic add on of “with jetty” meaning it was riverfront. Quoting mid $4m in an EOI campaign and sold end of April for around a million more than that. Good result.

86 Park Street (Carla Fetter).

The value of a good cosmetic renovation on an Inner Melbourne terrace. My notes in 2010 then 2012 were very different the sale this week in 2015. Notes from my earlier rating “The property is liveable as is, yet offers an opportunity to improve the kitchen/family room in particular. Main concerns for buyers will be lack of an ensuite to the master bedroom” These were addressed in the latest reincarnation saw the price jump a very solid 75% in 3 years since it was last sold. That appears on the face of it to be smart money by the seller.

Park

15 Linlithgow was put away by the Sotheby’s team after one of the longest, multiple agent, very public campaigns we’ve seen in a long time. The OFI board had become an institution, an icon at the street’s end every Saturday for the last few years. The number in the end was not shabby (for what it was) but very different from the variety of prices quoted I think since 2011. The power of the current market!!

Apartments

An increasing part of our market – helping Downsizers find the right agent to sell as we look for a new apartment, townhouse or smaller home to move into.

A few sales in April with 3/24-26 Bruce Street Toorak and 2/126 Walsh St () putting sqm prices in the area on interesting footings. The former being over $4,000,000 and the later over $5,000,000. Apartments are widely regarded as not as solid as the rest of the market, but there are still some healthy prices being paid and while enquiry level is down for us this year on apartments there are still a number a of downsizer transactions happening on and off market. The questions we continually put to our clients are two fold

  • What do you really want out of a box and in fact do you want a box or do you want a real home. There are apartments and then there are apartments.
  • Is a fair price important to you – yes you got a big cheque on your home, but do you want to hand an unnecessarily large amount of it back to the apartment seller. There is a lot of choice of apartments if you have some patience. No Mal, I need one now I can’t wait. Ok buy why not rent, keep your furniture in storage and take your time in looking. Go on a holiday with the saving s you will make in prudent buying.
    So if you surprisingly find yourself out on the street with a bulging bank account from an overseas buyer – STAY CALM. The good decision you make now in your apartment purchase will set you up for a long time and hey if your in your 50s/60s then chances are you still have 50% to go. There are apartments and then there are apartments.
