Nice garden setting for this late afternoon auction. The air was was still and the weather was crisp, all you could really here were the sounds of trams bustling along Riversdale Road and auctioneer James Tostevin's booming voice - "Great rooms to entertain in here with friends, and if you haven't got any friends you could entertain yourself alone!" - this drew a few chuckles from the crowd, and within a minute or two the auction started. Opening on vendor bid of $2,100,000 and looking for $25,000 rises, James searched and searched for a bid but there were none forthcoming, and the property passed in. At time of writing remains for private sale for $2,370,000.
