21 Hoddle Street, ELSTERNWICK

BOUGHT* - $1,845,000
This lovely Edwardian home attracted a good crowd of 80 somewhat older chatty people. Bill Stavrakis (Biggin and Scott) gave a polished presentation about the home that was last sold 34 years ago. The crowd responded positively and he received a bid of $1,500,000. Four other bidders joined the action resulting in some stiff competition. When the price reached $1,825,000 a vendor meeting took place and Mr Stavrakis came out and declared the property on the market. Another bidder entered the fray and fought off two others to buy the home for $1,845,000.

BOUGHT* - Indicates property has been bought. We are a buyer rating company and a buyer advocate company only, and we use the word bought instead of sold to give the website a buyer flavour. We do not buy all the properties listed on this website, therefore we often rely on an advertised price or the selling agent to indicate the bought price and occasionally the result may be inaccurate.
Not only do we report on the state of the Melbourne Real Estate market, we are also government licensed Buyer Advocates. We only work for buyers, so think of us as the opposite of selling agents.

BUYER TESTIMONIAL
Mal, led us through the process in a logical concise manner where it became obvious to us that the decision should be to buy the property. Your handling of negotiations was superb...the Vendors could do nothing else but accept our offer. It made good sense to them and us. Prospective purchasers think with emotion and whilst you took that into consideration, you also guided us very gentl...
