In this case he sold the merits of this particular street compared to the 'name' streets in the neighbourhood, and used the ever-changing weather conditions to perfection: "As the sun peeks through the clouds this too may be your opportunity to shine!" It seemed to fall on deaf ears on this occasion though. After the half time break Mr Carmichael nudged the vendor bid to $1,450,000 and the property was passed in for that amount.
