With the sun shining and a number of luxury cars rolling past, the stage was set at 31 Lambeth St, Armadale. Auctioneer Lachlan Fraser-Smith did all he could to extract a bid from the quiet crowd of around 70 people. Mr Fraser-Smith offered a vendor bid of $1,650,000 and within a few moments, a bid was announced from the crowd for $1,600,000. This was quickly disregarded by Mr Fraser-Smith as it was below the vendor bid. Receiving no legitimate bids, Mr Fraser-Smith went inside the house to discuss matters with his vendor. Upon his return, he announced a second vendor bid of $1,700,000, which did little to entice the reluctant crowd to bid, and the property was subsequently passed in.
