Boroondara – Weekly | Archives

Lesser quality on offer today and more pass-ins. But properties are selling if the vendor wants to sell.
All four of the Boroondara auctions I attended today were supported well by crowd numbers, but bidders were few and far between. Did the recent financial news of Greece have an impact, or was it merely the quality [...]

A solid day on the Boroondara auction streets today, with 4 sales over $4m under the hammer and an overall clearance rate of 64% for the Million Dollar plus market.
Of the eight auctions we featured, 7 sold.
Crowds were very good at most auctions at open for inspections – thankfully the rain stayed away but there [...]

Patchy and quiet in Boroondara today, with a clearance rate for Million Dollar plus at 54%.
One exception was 35 Broadway Camberwell. Campaign agent Steve Burke (Jellis Craig) had a great property here and he knew it from the start, but just because a property is good doesn’t necessarily mean that it will generate strong interest [...]

Of the 9 auctions we attended, there were 22 bidders in all – putting Boroondara Bidderman at a healthy 2.4. Well-priced properties are selling – and the clearance rate was 55%.
One interesting auction was for 29 Mayston Street Hawthorn East (Greg Toogood Jellis Craig / James Tostevin Marshall White). I visited the property a week [...]

While there was a chill in the air yesterday, the action was warm at many auctions, with solid bidding. A 66% clearance rate for $1m plus is above the REIV reported average of 61%.
Of the 10 auctions we attended, there were 22 bidders in all – putting Boroondara Bidderman at a healthy 2.2.
Hawthorn /Hawthorn East [...]

The Boroondara market yesterday was patchy. On the surface of things, our statistics (eg clearance rate, Bidderman) had fallen off previous good form of recent weeks, yet the overall offering were average and we were returning back from the Labour Day weekend. It certainly is a an interesting time of the year, isn’t it? The [...]

Tricky day in the rain yesterday, but the wet weather certainly didn’t damper auction crowd numbers and bidding. Of the twelve auction we reviewed ten sold, given an overall clearance rate of 83% and the overall Boroondara $1m-plus monitored market sat at 76%.
Boroondara Bidderman sat at 2.2 yesterday (up again from last week) and there [...]

Well, the Boroondara auctioneers and campaign agents certainly earned their keep yesterday in the hot and blustery conditions that are fairly typical of late summer Melbourne weather. Of the 10 auctions we reviewed, 6 sold and, overall, the $1m clearance rate was around the 70% mark, which is reasonable one would say, given the weight [...]

The auction market in Boroondara today was a bit like taking your first steps into the ocean – measured and tentative. While the clearance rate turned out to be quite impressive with the auctions we visited – 83% is strong in any language – the bidders were few and far between. In total 7 bidders [...]

Patchy results yesterday, with most auctions either passing in or had limited bidding. It certainly seems to be a testing time for selling agents and, for buyers, there seem to be many options. Of the eight auctions we attended, five sold on the day yesterday. I did note that a few properties that have been [...]

A quieter (and wetter!) day in the Boroondara $1m+ auction streets today. Pass-ins (and waiting around) seemed to be the order of the day, and one needed to have an umbrella handy.
Solid results were -
19 Florence Avenue, Kew (Diana Healy, Jellis Craig) – selling over $3.6m. This was a quality new home in good location [...]

A great day weather–wise and, if you were a vendor selling yesterday in Boroondara, chances are you would enjoy your Sunday morning coffee just a little bit more. Of the 10 auctions we monitored, seven sold yesterday, one sold before and two passed in. These properties were not located on main roads and overall the [...]

Not too much to report on the weekend’s results: it was quiet. This is expected, as the weekend after Melbourne Cup is never ideal for an auction campaign. Yes the clearance rate was down a little this weekend, but in the next few weeks we should get a better handle on things. I attended three [...]
