$M+ Glen Eira is picking up where it left off pre-Winter.

$M+ Glen Eira is picking up where it left off pre-Winter.

Given this is our first report back from winter, we are giving you a flavour of what is happening in what is probably, outside of Boroondara, Melbourne’s most dynamic $M+ market. We covered the 5 major Glen Eira auctions yesterday and with an average Bidderman of 2, things have started strongly for Spring. Results: BENTLEIGH 17 Twisden Road $1,460,000 Bought CAULFIELD 87 [...]
Mixed Bag – 55% Clearance Rate but still 13 properties over a million bought in the week

Mixed Bag – 55% Clearance Rate but still 13 properties over a million bought in the week

Of the 5 homes we reported on today, 3 passed in and the other 2 were bought under the hammer. Yes inconsistent, like your footy team winning a big match and then next week losing to a lower team. Not sure where we are going in Glen Eira. Yes prices are easing under the strain of [...]
Short and Sharp!

Short and Sharp!

Yes, the month of May 2010 has seen the high and lows of the property market. Glen Eira has been unsettled. We have seen 34 sales over a million in the month to date so still a very solid number transaction wise. The only real $M+ action were the two we reported on – both of which [...]
With large numbers of stock continuing to come on and be bought; maybe last week was a bleep – maybe not. The next fortnight should tell us if the Bentleigh and surrounds market has changed.

It seemed last week Glen Eira buyers went into hibernation with many passing in at auction via vendor bids. Interesting information for buyers. Of  passed in properties at auction last week, 3 from 4 in Bentleigh have been bought post auction assumingly because of good negotiations between agents and buyers. 3 Shrewsbury Street BENTLEIGH EAST $1,200,000 Passed [...]
Bentleigh possibly showing the first signs of market fatigue – high number of pass-ins. 50% Clearance Rate.

Today the Auctions around Glen Eira were a mix of pleasure and pain. Yes, prices continued in the million dollar mark. But more then a few homes passed in without a shot. Does this say the market is slowing or does this say vendors need to be pegged down? Rating Suburb Address Quote Result 631 BENTLEIGH 49 Bent Street $950,000 – $1,025,000 May 8 2010 12:30pm Bought 737 BENTLEIGH 1 Werona Street $1,100,000 [...]

Glen Eira – Continues Moving on Up

Glen Eira – Continues Moving on Up

Unless you have been in a cave you would know that property prices in Glen Eira have been increasing for some time now. However in the past two weeks, after the Easter break,  million dollar prices have been common as common as Bagels in Glenhuntly Road; as common as Gary Peer signs on Bambra Road [...]
Bentleigh, Ormond and McKinnon now firmly back as $Million Plus Suburbs

Bentleigh, Ormond and McKinnon now firmly back as $Million Plus Suburbs

No question Glen Eira suburbs are back in the $million plus buyers shopping trolley. Elsternwick, Ormond, Carnegie, Bentleigh, Mckinnon, Caulfield South and Caulfield North all had $million sales this last week. Speaking with Peter Sinclair of Hocking Stuart he said the last few weeks have been his strongest he can remember. As this is our first monthly [...]

Looking at Caulfield, McKinnon, Bentleigh, Carnegie and surrounds.

Interesting to attend yesterday’s auction at 9 Crozier McKinnon. This was the biggest sale we can remember since 23 Hall St McKinnon last year, which sold under the hammer at $1.56 million. While the Melbourne jewels of Albert Park, Brighton and, in particular, Hawthorn and Toorak are showing price increases – some [...]
