$M+ Glen Eira is picking up where it left off pre-Winter.

Given this is our first report back from winter, we are giving you a flavour of what is happening in what is probably, outside of Boroondara, Melbourne’s most dynamic $M+ market. We covered the 5 major Glen Eira auctions yesterday and with an average Bidderman of 2, things have started strongly for Spring.

Of the 5 homes we reported on today, 3 passed in and the other 2 were bought under the hammer. Yes inconsistent, like your footy team winning a big match and then next week losing to a lower team.

Yes, the month of May 2010 has seen the high and lows of the property market. Glen Eira has been unsettled.
We have seen 34 sales over a million in the month to date so still a very solid number transaction wise.

With large numbers of stock continuing to come on and be bought; maybe last week was a bleep – maybe not. The next fortnight should tell us if the Bentleigh and surrounds market has changed.

It seemed last week Glen Eira buyers went into hibernation with many passing in at auction via vendor bids.
Interesting information for buyers. Of passed in properties at auction last week, 3 from 4 in Bentleigh have been bought post auction assumingly because of good negotiations between agents and buyers.

Today the Auctions around Glen Eira were a mix of pleasure and pain.
Yes, prices continued in the million dollar mark. But more then a few homes passed in without a shot.
Does this say the market is slowing or does this say vendors need to be pegged down?

Everything was still selling in Glen Eira today

Today’s auctions showed some Anzac Spirit.
This was shown at 29 Rose Street Bentleigh, opposite to Allnut Park. Hocking Stuarts’ Auctioneer Nick Renna had bidders everywhere in a crowd of near 100. Finally bought under the hammer for $ $1,575,000.

No question Glen Eira suburbs are back in the $million plus buyers shopping trolley. Elsternwick, Ormond, Carnegie, Bentleigh, Mckinnon, Caulfield South and Caulfield North all had $million sales this last week.
