Stock levels in Stonnington are still tight. This week there were less than a dozen new listings on the web – a situation which can be partly attributed to the Queen’s Birthday on Monday, 10th June 2013 which interrupts the traditional four week auction campaign. Even so , there were over three times more internet [...]

Traditionally, May is one of the stronger months of the year and right now, it seems that, like May 2012 auction stock levels remain un-seasonally low in terms of quality. Before Easter, the clearance rates remained above 70% for Stonnington and this week the clearance rate dropped to 57%. Buyers were ready to transact and [...]
BY GINA KANTZAS 4th May 2013
For the first time this year, Stonnington’s clearance rate dropped below the strong range to a still solid 63%. Of the seven auctions we covered, three sold and four were passed in. There were four and three bidders at auctions of homes bought under the hammer, and 4 Armadale Rd, Armadale ( Gowan Stubbings, Kay [...]
BY GINA KANTZAS 27th April 2013
Last week our discussions with buyers were in relation to the limited supply of good family homes within the $1m – $3m range. But what has been happening across all segments of the market during the last month – since the week before Easter and the School holidays?
The lack of stock numbers in the $1m [...]

Stonnington Snapshot
On a small number of auctions this weekend – just 8 – Stonnington had a clearance rate of 71%.
There is an unexpected dearth of good family homes on offer in the $1m and $2m ranges at present. It’s unexpected because, while it is traditionally quiet around the Easter/School holiday period, it was hoped that the good [...]

With a massive 47 auctions this weekend, Stonnington had a healthy 70% clearance rate overall – although clearance rates were less robust in the $2 million plus segment, at just 50%.
Of the 8 auctions we covered this weekend, 2 were bought before, 2 were ducks, 1 was a lone ranger,1 was a norm and 2 [...]

Stonnington Snapshot
The positivity in the market has continued into March with over 2 bidders at 6 out of the 7 auctions we covered today. There is now consistent evidence of buyers showing their readiness to transact. I was talking with Rae Tomlinson from Marshall White during the week, and she agreed: “There is activity happening [...]
BY GINA KANTZAS 2nd March 2013
Last weekend was the first test of the market and Stonnington passed with almost an “A” grade (in the old school standards), with a healthy 78% clearance rate. This weekend we went even better with a strong 85% clearance rate overall.
Of the 8 auctions we covered, 2 were bought before, 2 had no bidders and [...]

Stonnington Snapshot
This weekend has been the first real test of the market this year, with a solid number of $1 million plus homes bought to auction in Stonnington. But it’s been more about auction numbers rather than quality of choice. We’ve been seeing mostly low level quality stock and lower priced stock, and the good [...]

This year seems to have started where it left off – with a sense of buyers wanting to transact.
Stonnington Snapshot
Last year we did almost a third of our business for the year in the last 6 weeks of the year. In fact, we worked on deals till Christmas. Of particular interest were a [...]

As this is the final Marketnews for 2012, some highlights below
Most memorable auction;
3 Royal Crescent Armadale (Mark Wridgway) on 16th June 2012
With the two bidders at 50 paces, mobile phones in hand, the crowd of 80 soon took sides including some cheering of the bidders and a feeling of battle soon emerged. Auctioneer Mark Wridgway [...]

This week around the traps – the men and women at Kay and Burton were out in force on their quiet and off-market sales
Armadale, 14 Myamyn St (Gowan Stubbings – Kay and Burton), this was sold for the mid $3 millions in 2009, and changed hands again during the week for towards the mid $4 [...]
BY GINA KANTZAS 17th November 2012
This week seemed fairly quiet across the board in terms of crowd numbers at Opens and at auctions. Agents were not too enthusiastic about new listings for December and those that I spoke with, were talking up vendors wanting to wait until February to list their properties for sale.
Today the clearance rate for Stonnington was [...]
BY GINA KANTZAS 10th November 2012
This week in Stonnington was a little slower paced than the past few weeks but the energy was not subdued. The clearance rate was 46% and Bidderman was 1.3. Interestingly, of the 8 auctions we covered today, only one was bought under the hammer: 18 Central Park Rd Malvern East with Rae Tomlinson of Marshall [...]

This week was all about Super Saturday in Stonnington. But the action actually started after last Saturday’s auctions and the momentum built throughout the week. The clearance rate was 61% today. Of the 12 auctions we reported on, only 2 sold under the hammer. 2 sold after and 3 sold before.
My day today started very [...]
BY GINA KANTZAS 20th October 2012
This week the talk about buyer expectations continued. The clearance rate was 67% on 12 auctions but next week (Super Saturday) we will have 37 auctions in Stonnington.
Bidderman was 1.5 today and of the 3 auctions we covered which sold under the hammer, each had 2 or 3 bidders and a buzz in the crowd.
The [...]
BY GINA KANTZAS 13th October 2012
This week we saw average sized crowds for an average set of properties and, by the end of the day, there was a 100% clearance rate in Stonnington.
All five of the auctions we covered hit the mark in terms of having reserves nearer to the quote range and being suitable to a specific buyer group [...]

$2 million Stonnington townhouses
With last week’s Huntingtower Road Armadale being famous for its Up bid, it was easy to gloss over the fact that 5 bidders wanted a single level downsizer’s home – even though the eventual buyer was a younger couple. Today at 2/2 Somers Avenue Malvern (Kevin O’Brien of Jellis [...]
BY GINA KANTZAS 8th September 2012
This week we anticipated a weak auction day in terms of numbers and quality and indeed, all 3 auctions I reported on today passed-in – see auction reports below.
However, there were 3 very ODD Inner Melbourne Auctions – only in Stonnington? Read more in our Market Insight.
A sale result of interest was 21 Kerferd St [...]
BY GINA KANTZAS 1st September 2012
This week there was good activity on auction day, in contrast to last week in Stonnington. The clearance rate increased to 76% and some good agent work was evident.
Example: 9 Armadale St Armadale with Michael Armstrong of Kay & Burton.
This is a less than A grade home, although it has an A grade position.
I went [...]
