This year the Bayside market seems to have finished off the way it started, with some strong buys and the promise of a rising market, but also a mix of passed in properties where buyers and sellers were unable or unwilling to meet.
This Super Super Saturday saw 62 auctions in Bayside, an extraordinary number [...]

This week we saw only 22 homes for auction in Bayside with most around $1,000,000-$1,500,000.
The big one, quoting $2,900,000 plus, was 5 Lorac Avenue, Brighton. We rated this elegant home at 701 and the crowds certainly turned out to see the result. There were three bidders and the property was passed in at $3,050,000 to be [...]

Are vendors getting ahead of the market? Bayside, like much of $1 million plus Melbourne, saw a correction last week, in terms of the number of bidders across the properties available, as well as the number of properties actually bought.
This may have been because vendor expectations have shifted up, or because of the lower quality [...]

With the races almost over, we are now on the final lap before Christmas. There are now only seven possible weekends left to auction properties before the Summer holidays.
If vendors haven’t considered selling by now, it is unlikely their property will reach the market for sale until February 2014.
With Bidderman at 2.3 on the biggest [...]

At 6.00 pm on Saturday the James Clearance Rate for Melbourne’s $M+ property was 61% on the 38 auctions we covered. The Weekly Review Bidderman, our bidders per auction measurement, was down to 1.3. An unusual day today, with everything down compared with recent weeks.
It was a bit of a shocker weekend for the [...]

This weekend was the big test for Bayside, with 65 properties for sale for over $1 million. After several weeks of Melbourne’s $1 million clearing 70%, vendors in Bayside have clearly been feeling increasingly confident about putting their properties on the market. This week saw more than double the usual number of properties available for sale.

Quality family homes selling for between $1.5 – $3 million are the properties still most in demand by buyers in Bayside. And with limited homes available in this price bracket, strong results are being achieved. Amongst them are the sale of 22 Comer Street, Brighton East last week for $1,675,000 with 4 bidders, after [...]

Week Ending Saturday, October 26 – Super Saturday!
It was a huge day across Melbourne and it really felt solid out there. It was solid in terms of everything.
Have a look at the dials on our front page. They’re all in the red zone. Bidderman was an amazing 2.3 on the biggest $M+ auction day [...]

The tale of 63 Mills Street, Hampton shows how much can change within 12 months in the Melbourne real estate market. This pretty period home with a north-facing rear and in a good street was up for sale last year. It was a quiet market, where buyers were reluctant to purchase anything, and the [...]

The first week of September was all about the Federal Election. Auction activity returned to full swing on September 14. There were four auctions in Melbourne over $3m. See details below.

Toorak, 10 Yarradale Road, Tim Derham (Abercromby’s), under hammer, $4,840,000, 4 bidders

Bayside tends to hibernate during the winter months, even though in the eastern suburbs, we still see plenty of homes transacting – areas that thrive on the shopping strips and coffee culture.
But now, with the early onset of spring, not only are the cyclists, runners and walkers out in Bayside – so are the buyers. [...]

What’s in a Name?
Our reports show lively photos of auctioneers holding court over the climactic phase of a campaign, fired up and extracting bids left, right and centre from potential buyers as they fight for every dollar for the vendor.
In many cases the auctioneer may knows who the bidders are and the rough price they [...]

Last weekend saw some solid land sales in Bayside and there were more up for auction this weekend too.
When ‘land’ or ‘major renovation’ sales are selling and receiving good competition, it is a further indication that buyer confidence is increasing. In a quiet or down market, buyers prefer to buy properties where there is [...]

The $3 million plus market has been alive and kicking this year. Seven properties have been sold in the last eight weeks at this level – almost one per week.
9 Dawson Avenue, Brighton, circa $4 million – Peter Kennett, Hocking Stuart
9 Linday Street, Brighton, high $2 millions – Kate & Rob Strickland, Marshall White
13 Bay [...]

Following on from last week’s report, we are seeing further signs of an improving market, with an increase in the number of properties being sold above $3 million. Even while agents are telling us of unprecedented low levels of stock, there has been an increase in buying activity – not just in the Bayside [...]

With 15 $1 million-plus auctions taking place this weekend, it seems the winter market is finally starting although the quality of the stock is still mixed.
As a way of determining the strength of the market, it can often be useful to look at what is happening with the B- and C-graders rather than the A-graders. [...]

Note: Statistically, this weekend’s numbers are too small to give an accurate summary of the market.
With the first real weekend of auctions upon us since the kids have gone back to school, we are looking longingly towards the warmer spring weather, longer days and Melbourne’s Spring Racing Carnival and AFL finals series.
In previous years, the [...]

With the school holidays coming up soon, and the next big auction burst not expected until August, it feels like buyer activity has increased to yet another level. The remaining properties on offer are seeing some good competition, with James Bidderman at 2 and the overall clearance rate this weekend at 73%. There is [...]
