It was another big week in the Boroondara Million Dollar Plus property market. Although sold under the hammer rates on Saturday were lower, many sold soon after and there were some good results, such as the cracker of a volcano at 6 Crellin Gr, Camberwell (Andrew Gibbons, Marshall White) which had 7 bidders and sold under the hammer [...]

There was some good action in Boroondara this weekend, but as we noted last week, while the market overall is going well, we have been seeing very much a market of two-halves.
That is to say the A-graders and even B-graders are going well, but buyers are being particularly discerning on not-so-good or overpriced properties. There [...]

The old timers of 100 years ago could never have anticipated that their old dunny lanes would take on such a different use n the future. The lanes that once allowed the dunnyman (or night soil man) to clear waste in the times prior to modern plumbing, now provide access for vehicles to be [...]

With Christmas in everyone’s sights, the next four to five weeks is likely to be interesting. Will the year finish off as strongly as it did last year? Only time will tell.
In terms of new properties coming on to the internet, we really only have two weeks left. Although I suspect that we’ll still be [...]

Hope you picked a winner last week. What a beautiful day it was!
The run up to Christmas looks solid, with good property numbers coming on to the market in Boroondara, and November 30 and December 7 looking to be Super Saturdays.
In addition there are also many opportunistic sales. Some of these are Expressions of Interest [...]

With over 100 scheduled $1 million plus auctions in Boroondara this weekend, it really was a big weekend and the market responded well.
Numbers at opens and auctions have been consistently strong. I think the recent positive press about market clearance rates is helping – people just want to see a lively auction. Of course if [...]

Well, the market certainly is good right now in Boroondara – for buyers and sellers alike. As we have said for some time, this is a transacting market. The better agencies are regularly reporting that clearance rates are in the 80-90% numbers for better properties.
That means that auction strategy is all important, as is [...]

Week Ending Saturday, October 26 – Super Saturday!
It was a huge day across Melbourne and it really felt solid out there. It was solid in terms of everything.
Have a look at the dials on our front page. They’re all in the red zone. Bidderman was an amazing 2.3 on the biggest $M+ auction day [...]

After a good break, the market is looking healthy for the remainder of 2013.
We saw a clearance rate of 69% in Boroondara on a reasonable number of properties on offer this weekend – with 44 scheduled auctions over $1 million.
There were two big auctions In Hawthorn – one at 23 View Street (Bruce Bonnett, McLaren [...]

Toorak, 10 Yarradale Road, Tim Derham (Abercromby’s), under hammer, $4,840,000, 4 bidders

The market in Boroondara continues to be positive for buyers and sellers alike. Crowd numbers have been healthy at Open for Inspections – especially at good homes that have been well-advertised. There is good activity off-market also. We bought a beauty off-market this week in West Hawthorn through Campbell Ward and Nick Smith (Jellis Craig). [...]

The weather got noticeably warmer this week, and there was even a hint of spring in the air. The footy finals are around the corner and the vibe with most people I have been talking to has been generally upbeat – except of course for my Essendon footy fan friends.
The market has been transacting, and [...]

The positivity continues in the market which means that buying good properties is becoming harder as the weeks roll on.
In general terms we are at record levels for price – or in some cases over. How far this will continue is the big question. This weekend we had 41 $1 million plus auctions in Boroondara. [...]

The market continues to perform well and on my regular chats with agents the feedback is very positive. Interestingly, the clearance rates at the bigger firms for auctions are more often than not exceeding the average clearance rate.
This week we continue the focus on the $3 million plus Boroondara market.
Among the recent activity at this [...]

Given the smallish number of auctions we’ve had in the past few weeks, it has been hard to get too much of a read on where things are heading. But one thing I have noticed is that the quality of properties do seem to have improved. I have certainly rated more homes at more than [...]

Around 20 properties were up for auction this week in Boroondara – about the same as last week. We expect to see those numbers climb as the weather improves and as we approach one of the big peaks of the year, the weekend before the AFL Grand Final. One factor that is throwing this out [...]

We’re back from our mid-year holidays and into the second half of winter. So the question is, how will the market perform in Boroondara?
Well the start of the year went strongly, and numbers at open for inspections in the last week or so have been very solid. The vibe remains upbeat, and it seems a [...]

Half Time break
Well the whistle has been blown, the oranges have been brought out and it is time for a much needed breather. The first half of 2013 has been very strong in Boroondara for the $1 million plus market. Last year ended well, and this year started strong off the back of that. We [...]
