At 6.00pm on Super Saturday the James Clearance Rate for Melbourne’s $M+ property was 62% on the 43 auctions we covered. The Weekly Review Bidderman, our bidders per auction measurement, was at 1.8 – down on last week.

At 6.00 pm on Saturday the James Clearance Rate for Melbourne’s $M+ property was 74% on the 39 auctions we covered. The Weekly Review Bidderman, our bidders per auction measurement, was 1.5, which over the last three weeks has been a bit up and down.

The market continues to perform well and on my regular chats with agents the feedback is very positive. Interestingly, the clearance rates at the bigger firms for auctions are more often than not exceeding the average clearance rate.

This weekend saw a solid result in Borondara with 66% on 70 auctions, concluding the first quarter of 2013 with the same strength and up-vibe sentiment that we saw at the end of 2013.

The market felt quite positive today, with most good properties attracting multiple bidders and selling well. The overall Clearance Rate for Boroondara $M+ was a whopping 88%.
Two of these were Land Sales, with solid results –
3 Grange Ave Canterbury (Daniel Bradd, Kay and Burton) – 1155m2 south rear with sloping down block, selling for just over $2355/m2

At 6pm on Saturday, the James Clearance Rate for $M+ was 75% on the 28 auctions we attended. The Weekly Review Bidderman, our demand indicator, was 2 bidders per auction.
Both those stats indicate that the bounce was back in the market this week, after last week’s more subdued market.

It was a reasonable day on the Boroondara auction streets on Saturday, although it was still a little subdued compared to Super Saturday a few weeks ago. Of the 12 auctions we attended, 9 sold and 3 passed in (75%), which aligns closely with the overall $1m+ market in Boroondara (72%).
