Finishing the year out of puff!


Patchy results yesterday, with most auctions either passing in or had limited bidding. It certainly seems to be a testing time for selling agents and, for buyers, there seem to be many options. Of the eight auctions we attended, five sold on the day yesterday.  I did note that a few properties that have been around for a while have since sold – 168A Mont Albert Road Canterbury is one of those (Anthony Grimwade, RT Edgar) – so there is definitely some activity  – it is just more likely to be happening outside the auction forum.

That said, one stand-out auction was 2/6 Findon Crescent in Kew (the auction report is below). Spirited bidding here (very much against the general market trend) and, as always, auctioneer Scott Patterson did a great job controlling traffic.

Saw an amazing house with Mal this week at 69 Broadway in Camberwell. This is listed by Doug McLauchlan of Marshall White under an Expressions of Interest campaign, quoting $7m plus. We were not sure about this property from the outset – the main concern being that it did not seem to have any real ‘backyard’ area. Mal has a saying with these grand homes that ”they are bit like the Grand Lady without the fine skirt”, meaning that  they don’t have the commensurate land where you want it in private areas ( ie the backyard) or land has been taken away or subdivided off, to complement the large house. The house is very good and has been wonderfully renovated; it has a fantastic feel internally and the rear yard area does seem to work quite well. The open plan living area is very good, and the way the kitchen can be screened off is very clever, I thought.  To top it all off, the vendor is a Bulldog supporter – sounds like the perfect family home, doesn’t it? Where do I sign……?

Pity this property is not going to auction, as I like Doug’s auctions. He always has something insightful to say in the introduction (Peter Batrouney from Jellis Craig is also very good at this) and tends to have good rapport with his crowd.

Island in a storm – vendors must be listening to their agents again – surprisingly strong number at 67%


 

This week was… hold that thought for a moment please. It was good to be back in Stonnington today despite the need to navigate around the slippery tram tracks in the rain. As usual during these past couple of months, the auctions I witnessed were well attended with friendly neighbourhood conversation amongst the crowds and professional agents with personality conducting proceedings. Each of the auctions today had 2 bidders and 2 out of the 3 sold. It was a pleasure to feel the buzz for which Melbourne auctions are renowned.

Anyway, enough of my sentimentality and back to specifics.

The past few weeks have been all about choice in houses and in price. A buyers market for our buyers we would say. More homes came onto the market both listed and off-market. The more pressing issue was how to determine the vendors motivation to meet the market by way of negotiating with the intermediary person between you and the would – be – seller, agents. As illustrated in our Market Insight today, 50% of auctioned homes are passing in and prices have dropped for all homes but the A graders, so how do you understand what is a good deal?

Amongst the homes we bought this week, were 2 properties for young families, which both felt were out of their reach.  Both these buys could not have been possible without a clear understanding on values.

Today I witnessed decisive stop points in bidding at each of the auctions I attended. Was this because buyers feel that they have more choice now?

At 47 McArthur St (Marshall White) both bidders seemed to decide at the same time not to engage in what may have been perceived as a futile lengthy bidding race as it was not on the market. They let it pass in leaving the vendor to reassess . Similarly, at 24 Anderson St (Heather Elder, Marshall White) both bidders remained very close in terms of price and also let it pass in. This was soon bought after auction for over $3m and is a testament to the Heather and Rae team who consistently bring knowledgeable buyers to their vendors. In comparison, at 3 Norman Ave (Andrew McCann, Bennison Mackinnon) the underbidder was clear when he reached his threshold whilst the winning bidder seemed to have more in the tank – a bidding tactic perhaps but successful nonetheless.

If you do your homework, as a buyer you can find relevant comparables on which to make an assessment on price (and property) before formulating a how to buy plan. If you feel comfortable with the risk levels versus potential rewards attached to your figures you may be able to sleep better knowing you gave it your best shot, even if you missed.

Boroondara Weekly


A quieter (and wetter!) day in the Boroondara $1m+ auction streets today. Pass-ins (and waiting around) seemed to be the order of the day, and one needed to have an umbrella handy.

Solid results were -

19 Florence Avenue, Kew (Diana Healy, Jellis Craig)  – selling over $3.6m. This was a quality new home in good location – ‘A’ graders continue to perform well, and this property is testament to that.

2 Monomeath Place Canterbury (Richard Earle, Jellis Craig) – A-grade package selling over $3.1m – one bidder.

93 Liddiard Street,  Hawthorn (Lachie Fraser-Smith, BenMac) – selling under the hammer for $1,807,000 – 3 bidders. Renovated doubled fronted Victorian over a single level with prized northern backyard  - yes it is located on a busy street but discrete  rear access did compensate for that somewhat.

These properties do represent an exception to the rule however as there were plenty of pass-ins, and many properties remain on the market as we speak. Of the 33 properties scheduled for auctions yesterday over $1m, about 60% of these passed in and 16 remain for sale as we speak.  You can add of course a handful that were not reported. Still a buyers market? We would think so.

A bit better than last week but not as good as it was – 53%


A great day weather–wise and, if you were a vendor selling yesterday in Boroondara, chances are you would enjoy your Sunday morning coffee just a little bit more. Of the 10 auctions we monitored, seven sold yesterday, one sold before and two passed in. These properties were not located on main roads and overall the quality was quite good.

Of the three auctions I went to, all passed in to one bidder, and sold afterwards. This is becoming a fairly common occurrence on the auction streets on Saturday, so this is even more reason to be well prepared and have auction strategies (that is before, during and after auction) well thought out and privacy protected.

Good to see 24 Sunnyside Camberwell (Glen Coutinho, Hocking Stuart) sold after being on the market for such a long time and I am sure the result of 47 Kinkora Road Hawthorn (Peter Batrouney, Jellis Craig) won’t surprise too many people, as this was a quality offering that doesn’t come along too often.

I had my mid-morning coffee at Collective Espresso – a neatly converted shopfront fronting on to Camberwell station, on Cookson Street. I have been going to this place for a while and it always puts a smile on my face! This would be the place you would go if you were 21, lived in Camberwell, but couldn’t be bothered to trek back into Fitzroy or Carlton (where you had spent most of your week studying!) It’s also not a bad place for a casual date. The vibe is exciting , the mood is buzzy and the music is LOUD!  Above all, the coffee is good – Five Senses is used, which is pretty hard to beat.

Plenty of homes around at the moment so the run into Christmas is sure to be fun. As discussed in our Big Issue, this is a buyer’s market, but that is still no excuse for not buying well or making ‘bad’ decisions.
