Are you serious Scott Cam – Are you serious CAV?
STOP PRESS 9.00PM SUNDAY NIGHT Congrats to Josh and Elyse, great win on The Block and well done to all the other contestants. I like watching The Block Grand Finale normally – but Are you serious Scott, CAV, Frank and Nicole? Was I watching a real show or Hollywood (where there are no rules)? If there are no rules, what [...]
Deeper Examination Into Our Markets

Deeper Examination Into Our Markets

Spring Summary: To say the market is as strong as six months ago, or this time last year, would be a wrong call. As an across the board statement, it would be the wrong call, to state or assume the overall Inner Melbourne Family Home market is definitely on the way down, as there is still no [...]
Hard to believe we are knee deep into Early Spring!

Hard to believe we are knee deep into Early Spring!

G’day and welcome back to James Market News. Hope you all had a break from the Melbourne winter! My break was with my youngest daughter, Maddie, in the Top End at Fitzroy Crossing, Kakadu and Kooljaman, Cape Leveque. Aboriginal people know a lot more about land and its value than many of us “new migrants”. Hard to believe it’s been [...]
State of the Market – May 2017 – Opinion

State of the Market – May 2017 – Opinion

What is the market really doing? We get asked this question daily so we decided to conduct a 3-Week, 100 Auction Report challenge during the month of May. Well, there were no surprises! All three measurements showed that the Inner Melbourne market is in what we call “boom times”, but now, since 2008, increasingly what we call [...]

More chance of a rise than a fall ……………

More chance of a rise than a fall ……………

It was a quiet-ish day today on market – off market is a different story – the auction biggies for May starting in numbers the week after next. At that time we will be focusing on James Bidderman (for any movement in demand) and any drop off from overseas buyers. Has all the talk of late begun to bite? This [...]

It’s going to be a white (hot) Christmas

It’s going to be a white (hot) Christmas

Welcome to our 2016 Bumper Christmas Edition. In this, our last article for 2016 – the key to good sex, nothing about that American bloke and a segment on how to get $70,000 for free every year. Plenty of positives, but apologies we don’t seem to have any fake news! And to the Inner Melbourne Market. Wow, what a finish [...]
The Market is not all about the Auction

The Market is not all about the Auction

Its 6.00pm Saturday and the James Clearance rate for $M+ Inner Melbourne was 74% on the 23 Auctions we covered today – solid. James Bidderman, that is bidders per auction, was 2.3 bidders per auction – also a solid number. Interesting to note the spread across the board, at the Top End, was fairly even between ducks/lone rangers, norms and [...]
Downsizers New v Old – A clash of generations!

Downsizers New v Old – A clash of generations!

What is starting to interest us, is the real change in what young people are looking for. Young people are The New Downsizers - even before they’ve upsized. Young people are the new downsizers in expectations, in mortgage commitments – $2m or $3m mortgages for many, are neither desirable nor manageable. Many in the younger generation want to travel, [...]
July has been fairly busy away from the auctions!

July has been fairly busy away from the auctions!

Hello and welcome back to James Buyer Advocates Marketnews. A few auctions of note today on very small numbers as the market awakes from its traditional Winter auction slumber.  We have covered 19 in our reporting; Bidderman was 2.4 bidders per auction and the $M+ James Clearance rate was 74% – even though a small sample, we think it’s an [...]
The Elements, Sniffs and Senses are there – but the buyers Mmmmm.

The Elements, Sniffs and Senses are there – but the buyers Mmmmm.

The BIG question for the next two months before the July winter hiatus is………Price. Will seller expectations match buyer expectations? At auctions the answer appears to be a yes, but away from auctions (off markets) we are not so sure. In our opinion, most market inaction away from auctions is due to sellers. There is no doubt there are [...]
2016’s Opening Market is (…..drum roll)

2016’s Opening Market is (…..drum roll)

2016’s Opening Market is …..drum roll … Pumping…….Strong …….Rocking. There’s no doubt and no other way to really describe it. We’ve had three big auction weekends in a row, with today a virtual Super Saturday and the market has spoken. 2016 has started with a real bang. The only difference between 2016 and 2015 is the [...]
The news this week from Sixty Minutes and the ensuing media headlines, while perfectly fair and reasonable in a democracy; may have applied a kick to the guts on the discretionary part of “how much more over and above” for now – you could see it in buyers’ behaviour this week. Mr Tepper has a position. We just don’t use his measurements and maybe we’re wrong. Our measurements are simple, demand and supply.
