Big crowds but there is an underlying agent nervousness in Boroondara

  • Big Numbers at almost all auctions – a crowd of 300 reported at 15 Stephens St Balwyn North
  • Agents are concerned about the market – definitely not upbeat as a whole
  • Lots of new stock on the market this week – Pre Easter has the potential to be a whole new market to this early season one
  • The Balwyn/Nth Balwyn formula – new home on small block for over $3m – may be in trouble with two more homes, Hosken and Stephen, failing to sell. Creswick from last week is still available. Is it lack of buyers or the prices have just gone past market reality? We feel it’s the latter.

  • Plus on Tuesday there was a sold sticker at 31 – James Tostevin for last Saturdays passed in auction – over $4,000,000

"What a perfect day for Antony Woodley to auction this versatile property in front of a large crowd of over 120 keen onlookers. The crowd was positioned almost at the feet of Mr Woodley as he commenced the auction with a succinct summation of the property's standout features. The first bid of $1,000,000 was surprisingly made before Mr Woodley had even finished his summary. The bidding continued strongly as the interested parties looked to gain an advantage over their competition with each offer. Half time resulted in new blood entering into the bidding, and the property was eventually bought for an undisclosed amount." (Kristen Hatt)

"A big crowd of around 125 gathered for this Jellis Craig/Kay and Burton auction with Scott Patterson and Michael Armstrong managing proceedings. You could feel there were a lot of bidders ready to go and, after a perfectly timed intro from Scott Patterson, we were away with a $2,750,000 opening bid. On the market at $3,100,000 and bought under the hammer for an undisclosed price in excess of that. A strong auction and numerous other disappointed bidders didn’t get a look in. This is a good home and so the market is saying good properties will be well supported." (Adam Woledge)

"In front of a huge crowd of around 300 people, this auction was always going to be an interesting one. Auctioneer Doug McLauchlan gave a good description of this property and rightly so - it has many things going for it and plenty of WOW! When asking for an opening bid, $3,500,000 was offered and the auction was underway. Another bidder joined in offering $3,550,000, which was quickly countered by a further $50,000 rise. This continued until $3,650,000, whereby the Marshall White team then referred the bid to the vendor inside. When they came back outside looking for more bidding there wasn't any, and the property was passed in. " (Adam Woledge)
