“We haven’t noticed or sensed any change in the market since prior to the Labour Day weekend.  The overall market appears to be quite well balanced. That is, well and fairly priced is transacting consistently, however the over priced is passing on and only transacting once the vendor aligns their expectations with where the market is actually at.  The fact remains that smart sellers are meeting the market and achieving very good results.”
Sam Gamon, Chisholm & Gamon, Elwood: “The results since before Labour Day weekend have been consistent with the preceding weeks in the lead-up.  This weekend will tell the story in terms of and we remain extremely positive as several properties have attracted prior offers & is strong providing the fundamentals and selling strategies are correct. Properties priced correctly and supported with clever marketing are attracting competition. It’s imperative vendors choose to work with agents who thoroughly research price and provide justifications and reasoning. Presentation also plays a key role & buyers will always look for a point of difference.”

"Families were out in force and a large crowd of 100 gathered for this Sandringham auction. Auctioneer James Paynter’s preamble was short, sharp and dynamic. Mr Paynter got things underway with a vendor bid of $1,600,000. Although the crowd was initially reserved it didn’t take long before four bidders were vying for the property. Bidding was spirited and at $1,900,000 the property was announced on the market. Bidding showed no signs of slowing down and when it reached $2,025,000 the property was bought under the hammer with obvious appreciation from the crowd and the new owners embraced. "A subdued crowd of around 50 people, typical of last year's Bayside crowd sizes, spread out across Addison street to hear what auctioneer Josh Stirling had to say. My kind of guy - started on time, with a strong voice and moved through proceedings succinctly and with the right amount of flair. So things kicked off with - well, with an offer of a footy - the big Sherrin - for the first bidder within the range. Opening vendor bid of $1,800,000 and then silence. However, the lure of a free footy got the first bidder up at $1,825,000 and we were away. Enter a second bidder and the price quickly rose to $1,950,000. A quick half time break, more silence and you could hear Formula One in the distant background. Back sprang auctioneer Josh - and the crowd is told to do better and they do. The two bidders quickly take it up to $2,050,000 and with some strong bidding, $2,100,000 comes up and BANG! - we are on the market and bought under the hammer for $2,130,000. Strong auction.
