Very little to get excited about this weekend

, 15 Albert St: There was a bit of fence sitting at this Andrew Hayne () auction, and not a lot of action. Passed in $1,600,000, no bidders

With not much on offer this weekend, only one over $3m ( Steve Abbott – 68 Hopetoun Rd, ) and minimum quality at the lower end, my thoughts turned to family, holidays and the Pies. Winter will be a time of continuing opportunity, but as buyers we will have to work hard to find them. And you will still need some bravery if you wish to take those opportunities. Overall, unless you are convinced that the world is going to fall apart, this is the best time to buy since GFC 2008 – providing it is the right home at the right price.

"It was third auction lucky for the eventual buyers of this property, proving that there are definitely people out there looking to buy - if the house and price are right. An opening bid of $1,200,000 encouraged four bidders into the race and the bidding for the property soon reached $1,400,000, when the property was declared on the market. A bid of $40,000 above the previous one was strong but not enough to bag the sale. Thanks to some help from a buyer's advocate, the property was secured for $1,500,000" (Debbie McTaggart)

A vendor bid of $2,800,000 got the proceedings underway and the first bidder entered the race with a bid of $2,850,000. A second vendor bid of $2,900,000 signalled that the bidding was still some way off from the desired sale price. Auctioneer Steven Abbott wouldn't entertain an increment of $5,000, demanding at least $10,000 to stay in the race. "On this magnificent day in Melbourne, a vibrant crowd of around 130 people came to witness the auction of 9 Lewes Drive, Malvern East. Auctioneer Anthony Grimwade appropriately described the iconic property before asking for bids from the large crowd. Mr Grimwade waited patiently for several moments before a gentleman in the crowd announced an opening bid of $2,400,000. This was the only bid Mr Grimwade received before returning inside the home to discuss the situation with his vendors. Upon his return to the crowd, Mr Grimwade stressed the importance and benefits of bidding now, and eventually another bid was made for $2,410,000, then $2,420,000 and so on until the price reached $2,500,000.
