A couple of good weeks of auction stock ahead

Key Points: We have noticed not only this week, but over the last six months, that $3.M+ properties in the City of Port Phillip, in particular those properties on Beaconsfield Parade, Marine Parade and Beach Street, have really struggled to sell at auction. Not one of the seven auctions I have attended over the last four months has had a bid. There has been, in my opinion, a view held by vendors that their properties are so unique because of their views that they are immune to the market cooling. It has been a long time since we have seen a volcano (4+ bidders) at any auction attended on the waterfront.

"Even the threat of rain couldn't dampen the enthusiasm of the four potential buyers of this property. Auctioneer Steve Tickell was happy to accept a genuine bid of $1,100,000 to get the auction underway and spirited bidding soon had the price at $1,205,000 and the property was on the market. It was the last bidder to enter the race who secured the property, holding his nerve after a strong competitor's bid. Regardless of where the market is at, this proves that good, well priced properties will still sell under the hammer." (Debbie McTaggart)

"Despite Nick Johnstone's best efforts, and an indication there were several buyers in the crowd, this auction failed to ignite. Opening on a vendor bid of $1,900,000, Mr Johnstone gave the crowd every opportunity to participate. Even the sun appeared briefly and things looked promising. However, no action and a half time break was called. The second half was just as quiet, although Mr Johnstone was still calling for bidders as he counted down - going once, twice, three times. No bidders but there appeared to be some interest shown by a group afterwards, so perhaps a sale was iminent. Bought after for an undisclosed amount." (Kristen Hatt)

"Big land in a big suburb on a big weather day with a big agent - Peter Kennett. And wow! We are starting on time, which the crowd of around 80 are very thankful for, as it's a bit chilly and overcast. They seem an enthusiastic, or at least inquisitive, lot - I mean why turn up in this cold weather unless you have a reason? Certainly doesn’t feel dead – so let's see what happens. Peter states the quote is $2.1 to $2.2m and calls for bids. “Come on buyers what is a fair and reasonable start” and, before you have a chance to catch your breath, Peter drops in a $2,150,000 vendor bid – hmmmm, maybe he didn’t want too much silence - a minute or so later Peter is counting it down. 1st, 2nd call –hmmmm, maybe he doesn’t want us to get cold. Quick half time break and Peter springs back out and gives another vendor bid to $2,175,000. No action and passed in – hmmmm maybe he just knew! " (Mal James)
