Boroondara Weekly

Lesser quality on offer today and more pass-ins. But properties are selling if the vendor wants to sell.

All four of the Boroondara auctions I attended today were supported well by crowd numbers, but bidders were few and far between. Did the recent financial news of Greece have an impact, or was it merely the quality of stock on offer. Perhaps the truth lies somewhere in the middle.

35 Monomeath Avenue Canterbury (Doug McLauchlan, Marshall White) did sell afterwards for an undisclosed amount. For the sake of the exercise let’s say it sold for $4,200,000. Although livable, many would see little (if any) in the house (dated style, sitting down from the street and a floor plan which was a little tricky) but say that was worth $300,000. Given the land was around 1300m2 – that puts land at around the $3000/m2 mark (say $3,900,000) and for one of Melbourne’s best streets, a pretty fair result, one would say.

15 Evans Court Kew (Richard Winneke, Jellis Craig) was another solid result, and very much in line with other recent property sales in the precinct. 3 bidders at this auction, and the property sold under the hammer for $2,270,000. Again factoring little for the house, and land in this part of the world works out to be around $2,800/m2.

Next week is looking similar to this week in terms of numbers, but June 2 seems to have more properties (and better ones overall) on offer.

"The light morning drizzle paused briefly and allowed auctioneer James Tostevin to hold the auction outside. A total of 5 bidders participated in the auction, all entering and exiting at various times and it seemed that the property would sell. The atmosphere was tense as each bidder waited for Mr Tostevin to declare the property on the market. This never eventuated and as interest began to wane the auction stalled and the property was passed in at $1,230,000." (Joshua Bong)

Mark Dayman (Marshall White); Under Hammer, $2,300,000 - 3 Bidders

"$2,000,000 was the opening bid called out the very moment auctioneer Mark Dayman finished the introduction. This seemed to justify his preamble claim that ‘If we had a dollar for every ‘ooh’ and ‘aah’ heard during inspections we would already be at the buy price!’ Another bidder helped push the price to $2,150,000, and a half time break was taken. Back again, and a third bidder chimed in, slowing the pace by relaying everything via mobile. ‘Can I get on the phone? This is like pulling teeth!’ taunted Mr. Dayman. With the main bidders standing either side, in his periphery, he made the spontaneous and crafty move of crossing the road for a ‘reverse auction’. Facing the home, with the bidders now in clear view, he continued from this unusual vantage point. ‘I’ve always wanted to do this. What a great look at the house!’ The crowd was entertained, more bids were entertained, bought under the hammer for $2,300,000." (Randall Smith)

"A "landmark auction" were the words that auctioneer Richard James used to describe this auction. With the property last selling in 2009 and a bumper crowd of about 100 people it would be interesting to see how things would turn out. The auction started off brightly at $4,800,000 and quickly raced along with two bidders fighting it out. It seemed a result was imminent however the auction stalled at $5,300,000 as the bidders were eager to see the property declared on the market. This did not happen and despite a half time break and Mr Jame's passioned pleas for the bidding to continue, the bidders were unmoved and the property was passed in." (Joshua Bong)
