Over the last few weeks I’ve spoken about off market properties and unless you have an agent’s ear it’s unlikely you would know about them.

However, there is a group of properties for sale in Port Phillip that appear on the internet, yet don’t have auction or for sale boards on them.

48 St Vincent Place Albert Park with Kaine Lanyon from Marshall White; beautifully renovated two storey terrace with good rear off street car parking – asking high $3m.

89 McGregor Street Middle Park with Anton Wongtrakun of Dingle Partners; liveable double fronted terrace on the corner with good side car access and natural light – asking $1.89m.

I was in Fitzroy North on Friday looking at a warehouse with Luke Chisholm of Nelson Alexander Real Estate. A 1960 factory conversion, liveable as is but could do with an upgrade to maximise its full potential. Corner position, wrap around windows allowing an abundance of natural light – asking $1m.

Like most Melbournians I was drenched and needed some comfort food. So I visited an old favourite – Dench Bakers at 109 Scotchmer Street Fitzroy North. I wolfed down a chocolate croissant and bought a loaf of olive bread to take home for dinner. It’s a great little place to drop in to, I highly recommend it.

"What a cracker auction! Great crowd? Check. Bidders? Check. Entertainment and theatrics? Check. An auction hammer coming down to rapturous applause? Check! From the moment Nick Johnstone stepped out onto Birdwood Ave, this auction had it all. Barely finished with his preliminaries, an offer - albeit quite low at $1,500,000 - came loudly from a gentleman standing directly in front of Nick who asked: "Was that a bid? A deposit? What?" Deeming it too low to get the ball rolling, Nick rejected that bid but didn't have to wait long before an offer of $2,000,000 came from the crowd. And from that moment on, this auction was on for young and old! The initial low bidder (possibly an advocate) kept the crowd entertained with his loud, last minute offers and theatrics. The five other bidders that had entered the competition kept up throughout with rapid-fire bidding coming from all corners. At $2,260,000, after a short half time break, Nick announced that the property was on the market. Three - or was that four - bidders kept in the competition until the last 20 or so bids when just two parties remained. After a whopping 62 bids in total, the hammer came crashing down to the delighted gentleman who had kept up with the advocate throughout the proceedings. The crowd cheered and clapped their appreciation and the successful bidder was congratulated by all around him. A great auction." (Jen Milligan)

"Is this going to be the auction of the year or even the auction of the decade? Who knows when you are dealing with absolute Brighton waterfront and this is best of the best of Brighton waterfront (position wise – opposite the dog beach). The tricky bit is what it should go for? Brighton waterfront has been going for $10,000 a square metre; but not all of this land is waterfront. It’s about half and half, so our calcs were 600 sqm at $10,000 per sqm and the rear 600 sqm at $3,000 per sqm = $7,800,000 as fair value – so range $7,500,000 to $8,000,000. Anyway the crowd has gathered on this blustery day and its bloody cold – so Jack c’mon, get on with it. And he does – when you are the biggest game in town, you don’t need to spend a lot of time crapping on and Jack knows this these days – he is the right man for the occasion. We are away with a vendor bid of $6,000,000 and before you can even breathe two bidders are at $6,400,000 in $100,000’s. A pause and then a jump to $7,000,000 from bidder 3 – impressive but had zero effect as bidder one bounced back and two quick bids later it’s on the market at $7,200,000. Can I say at this point, hooray, well done buyers and sellers - this is an open and fair market. Some more rapid fire bidding, but in lesser amounts and then another pause at $7,500,000. It looks like it’s all over but it’s not; another hundred, then a fifty and then five - thousands that is. Even bidder one is looking nervous – well as nervous as you can look in trakky dacks. So we are at all the 7’s - $7.77m and its over – the biggest for the year and the biggest I can remember for some time. Yeah the market is dead for the well priced good stuff – sure ain’t." "Red, blue and white sails on the bay, a sky bright with scudding clouds. What an outlook! Auctioneer Justin Long thought it was pretty good too as he invited the 30 or so onlookers upstairs on to the first floor balcony. Everyone seemed mesmerised by the glorious vista of sail boats and storm clouds. The preliminaries over, Justin tried hard to encourage some bidding but to no avail. An opening vendor bid of $2,500,000 met with no response and accordingly he passed in this fine property for further consideration." (David James)
