In Port Phillip, auctions have slowed to a drizzle this month and agents have been a little glum as they batten down the hatches until stock levels improve in Spring. John Holdsworth of Greg Hocking Real Estate has indicated there will be an improvement in stock levels come September, however he also feels numbers will be well down on what we have seen in the past. Kaine Lanyon of Real Estate said, “The last few weeks for us have seen a good number of quieter off market sales occur, and while new auction listings have been very quiet things appear to be picking up in the last week and there is no doubt that September is looking busy. Too early to predict on whether the numbers will be consistent with previous years at this early stage.”

Based on the six auctions we covered in Port Phillip this weekend, it was very much a mixed bag. Two sold under the hammer: the period two-storey terrace at 18 Burnett Street , a Wilson Agent , sold by Adam Guest for $1,530,000. The single-fronted terrace at 93 Page Street , a Greg Hocking property, sold by Greg Hocking for $990,000. Both these properties need extensive renovation.

Two properties were withdrawn from sale: a renovation project at 15 Kingsley Street a Buxton property with Matthew Young, and a one-of-a-pair townhouse at 38 Byrne Street, , a Hodges property with David Sullivan.

Two properties were passed in, 124 Mill Street Albert Park at $940,000 with Greg Hocking of Greg Hocking Real Estate, and 28 Ingles Street at $850,000 with Carl Gillon of Buxton Real Estate.

"An interested crowd of 40 people watched as auctioneer John Clarkson managed 5 bidders for this single fronted home. It was expected that this home would reach the $1 millions but no one would have expected 5 bidders!The auction started at $900,000 after John rejected an offer of $800,000. At $975,000, he went inside to confer with his vendor but the property was still not on the market. The bidding continued however but it was passed in at $978,000. A state of the market perhaps in terms of lower price but it did sell soon after. " (Gina Kantzas)

"A good sized crowd of 55 turned out in the drizzle this morning to see what would happen at the auction of this family home. As those without umbrellas huddled under trees, and one couple sat in the back of their open car boot, some of the bidders gathered under the front veranda of this home for shelter. This left auctioneer James Paynter with no choice but to stand with his back to most of the crowd - more attune to a conductor of an orchestra than an auctioneer. James opened with a vendor bid of $1,300,000, made a call to London (being the opening ceremony day of the London Olympics today) at the half time break to discuss proceedings with his vendor, made the sensible 'on the market' announcement at $1,470,000 and brought down the hammer at $1,600,000. "A small crowd huddled against the wall opposite number 1A James St, undoubtedly trying to shelter from the cold wind and threatening rain. Marcus Gollings and team started proceedings on time and, when met with the all too common silence, offered a vendor bid of $1,250,000 to kick start the auction. Marcus did his utmost to encourage bidding, but with none forthcoming from the crowd, he was forced to pass the property in on a second vendor bid of $1,300,000." (Gina Kantzas)
