Of the eight properties that were up for sale for over $1 million this weekend in Port Phillip, the hammer rate was 25% at 6pm Saturday 11th August.

One of the properties that sold was a rare vacant block of , measuring 391 sq metres in Albert Park at 17 Hambleton Street. It was auctioned by Kaine Lanyon from Real Estate and sold under the hammer for $2,070,000.

The other sale was for 1 Addison street, , a single-storey Edwardian offering accommodation for a small family. It was sold by Alex Schiavo, from Real Estate, in the range of $1,425,000 and $1,570,000 on a quote of $1.3m +. The house has three bedrooms, one bathroom and a small courtyard.

Six other properties were passed in.

Looking ahead to next weekend, we have another eight $1m+ properties up for sale. But there is another lull the following weekend, with only two $1m+ properties listed for auction on August 25th.

Still not a lot of quality homes on the market in the coming weeks, so buyers looking for that real pot of gold will need to maintain their patience.

"The sun shone on the crowd that had gathered to see Gerald Delany take this property to auction. After a brief description of what life could be like for those interested in buying this home, a call for bids was made. A vendor bid of $1,300,000 was needed to get proceedings started and was almost trumped by the gruff bark of a black labrador, which sadly didn't have the funds to take things further. That didn't really matter as strong bidding in a mix of $5,000 and $10,000 increments followed and the price was soon at $1,455,000. Instructions were sought to see if the house was on the market, but for the vendor, it wasn't quite there yet. At $1,470,000 further instructions were sought and although close, not quite enough to see it sell under the hammer and the house was passed in. Bought after for an undisclosed amount." "Thoroughly professional, and highly entertaining throughout proceedings, Jonathan Dixon promised a brisk auction, in line with the brisk weather, as very dark clouds threatened above. As he went through the usual preliminaries, Jonathan mentioned that the 8-year-old modern family home was not in a flood prone area, which drew a few chuckles from those in the crowd - especially as the first of the day's raindrops started to fall! Opening on a vendor bid of $2,800,000, Jonathan was quickly offered a $10,000 rise from a genuine bidder. This was quickly countered by another $10,000 rise and Jonathan immediately had a fierce two-way battle on his hands. Jonathan retreated inside to chat with his vendor. Upon his return, he announced that the property was indeed on the market. Giving Bidder 2 every chance to re-join the competition, but with no further bidding on the day, the property was bought under the hammer by Bidder 1, much to the delight of the 40 or so in attendance." "Campbell Cooney had just come from another auction at which heavy black clouds hovered ominously above. At the auction of this renovated Edwardian home, the sun was shining so brightly that instead of people huddling under trees to stay dry, the 40 or so people in the crowd spread out along the opposing fence to enjoy the sunshine. Melbourne weather! Campbell took centre stage and searched the crowd for an opening bid. You could almost hear a pin drop, Normanby St was that quiet. Unable to find a crowd bid, Campbell instead opened with a vendor bid of $3,300,000 and sought offers of $3,400,000. Despite suggesting that there were indeed some interested buyers in the crowd, Campbell was unable to secure a genuine offer on the day and the property was passed in on the original vendor bid."
