It was a quiet day today – and boy it was cold! Just when you think you can put your favourite scarf away for the year, you need to bring it back out! I attended four auctions and while two did sell under the hammer, the other two passed in with no bidding at all. All four of these houses needed or were located in average streets, so they were not A-graders by any stretch.

Talking to James Tostevin () and Richard Winneke () this week, it seems auction numbers are looking healthy for October 20 and October 27. Given this, buyers should start to see some more listings appearing in the next couple of weeks. That will be a welcome change, as there has been not much new popping up over the last week or so (of course the AFL Grand Final week has a lot to do with this).

An interesting on the market right now is 28 Ryeburne Avenue in East (Nick Elmore/ Tom Aylward, Jellis Craig). Inside is very interesting and the history behind this home is quite remarkable; I don’t think I have ever heard of a home being renovated into a Queen Anne-style one, but that is what transpired here over a century ago. More work has been done again recently, transforming it into a fine modern home. The rear open plan area works quite well (although the living area might be a metre or so short length and width-wise for some) and it is light and bright, which is surprising given that is located on the south side.

Another property that is south-facing to the rear, yet brings in the light very well, is a quietly listed mid-$2 million property with Greg Toogood and (Jellis Craig) in . Clerestory glazing and internal void spaces are cleverly used here, and it could work really well for young or growing family.

Had a good coffee at Cru this week which is located at the of Glenferrie Road (near Cotham Road) in Kew. A few people had told me about this ‘hip local coffee haunt’ and I wasn’t disappointed. Internally the fitout is light and cheery (clever design  touches make good use of the narrow shop frontage) and Five Senses is the coffee of . Although parking close is a little tricky, Cru is definitely worth a visit.

"One of the first auctions of the day, and a rugged-up crowd of around 70 were in attendance. Backed-up by campaign agent Ericka Wong, a pumped-up (and mobile - good to see the plaster foot cast gone) Walter Dodich opened this auction on a vendor bid of $1,050,000 and it didn't take too long for bidder 1 to come along and offer a $20,000 rise. Pretty quickly it was a race between two bidders, then at $1,130,000 bidder 3 come into the fray. At $1,220,000 bidder 2 asked if the property was on the market (about time that was asked, I thought), and this was referred to the vendor. Upon his return Walter announced that the property was indeed on the market. At the $1,225,000 mark it looked like the auction was finished but with some clever and patient pleading to under-bidders, Walter well and truly earned his fee and helped keep the auction alive with a string of $500, $1,000 and $2,000 bids. Property eventually sold under the hammer for $1,240,000. " (Adam Woledge)

"The rain came and went at this Toby Parker auction and the crowd of 40 tried their best to shelter themselves from the rain. Mr Parker provided a short opening underlining the fact that the property was located in the coveted Sackville ward. However only one person was interested as they provided the opening bid, followed by a second bid on top of Mr Parker's vendor bid, and they had the property passed into them. Sold after for an undisclosed amount. " (Joshua Bong)
