After an OK beginning to the Spring market that matched the OK weather, results this weekend were not too bad.

Of the 8 auctions we monitored, 5 sold.

The vendor of 87 Berkeley St, in (Rob Vickers-Willis, ’s) had a solid result: the passed-in for $3,525,000, but then sold afterwards for an undisclosed amount a bit above this. The house didn’t really do it for me (post-modern is not really my thing), and the position down the hill is not premier for the area, affected as it is by road noise off the M1. But the did have a north-south tennis court (that’s another one to add to the ‘bought’ list). Anyone for tennis?

Another good result was that for 26 Essex Road in (James Tostevin & Stuart Evans). This solid family home on 1065 sq m, with good lifestyle options, though a somewhat pokey upstairs area, sold under the hammer with four bidders for $2,455,000, after being ‘on the market’ at $2,300,000.

An update on some recent post auction sales this week:

36 Currajong Ave, (Steve Burke & Andrew Wilkie, ), 990 sq m with a south-facing rear  – sold for $1,650,000, or around $1670 per sq m.

9 Gascoyne Street (Tom Ryan & Geordie Dixon, Jellis Craig), on a corner block of 950 sq m – sold for an undisclosed amount that worked out at between $1900 and $2000 sq m.

Off-market offerings seem reasonable in terms of numbers right now. We are going through quite a few. Two that come to mind were both renovated on good land (over 1000 sq m) over the $3m mark. The first one was with Nick Pane of O’Donoghues First National in Camberwell. The other was with Glen Coutinho of in .

One person came up to me this week during my travels and asked me: “What is important in good staircase design”. This is a good question. Stairs can really make or break the liveability of a family home, but more often than not they are just an afterthought in the design process  – and are then tricky to remedy. This is often the case with homes designed and built by a builder.

The most important thing is safety. I prefer return stairs, as you can’t fall down too far and the journey is broken up. After that, the area of the stairs needs to be light and bright, the width needs to be generous (I would suggest a 1 metre minimum) and the throat (or entry point) should be announced or expressed. It doesn’t hurt to provide some internal windows into other rooms or to an external window framing a lovely view. This can make an ordinary area which is used often, extraordinary and interesting.

"Six kilometres from the CBD, a good-sized crowd assembled outside this modernist house. A crowd bid of $2,000,000 opened the auction, and three bidders moved along in an assortment of bid sizes. With the price at $2,500,000 two bidders continued on, bidder one offering $40,000 rises, bidder two adding $10,000 more. At $2,670,000, bidding halted and Mr Ding turned on his heels and was just about to head inside and refer the price when a last moment $10,000 rise emerged from bidder two. A quick response from bidder one, another $10,000, finally snuffed out bidder two. Now at $2,690,000 the bid was referred. Back on centre stage, Mr Ding announces that ‘We are awfully, awfully close', and this received a couple of guffaws from the crowd, but no further bids. Bought after auction." (Randall Smith)

"A crowd of 70 were present at the auction of this architect built home by John Davey. The voice of auctioneer Rob Vickers-Willis echoed around the courtyard as he painted a lengthy preamble that extolled all the values of the property. Once the formalities were done it was down to business and with no opening bids Mr Vickers-Willis opened with a vendor bid of $3,500,000. It looked like a duck auction was on the cards when a bid of $5,000 was offered. This was knocked back and instead a $25,000 bid was suggested and was accepted by the lone bidder, who had the property passed in at $3,525,000 to begin negotiations. Sold after for an undisclosed amount." (Joshua Bong)

"A pleasant, still Melbourne morning and one of the first auctions of the day. In front of around 80 people this auction was conducted in the backyard - good move I thought; the sense of theatre can be very powerful and the setting intimate and relaxed. Auctioneer Justin Long (backed up by listing agent Andrew Gibbons) opened the auction with a vendor bid of $3,900,000 and not long after the half-time break this was matched by a crowd bidder - another good move I thought. If you like a property, why not at least offer to match a vendor bid? Property passed-in for negotiation at this amount but later an offer of $4,000,000 was given. Property has not yet sold at the time of writing." (Adam Woledge)
