This weekend, the clearance rate for the eight properties up for auction in Port Phillip over one was 83% – solid.

Amongst the most interesting auctions this weekend was a basic knock-downable (STCA) at 48 Kerferd Road , sold by John Holdsworth of Greg Hocking Real Estate for $1,205,000, or a respectable $5,355 per sqm.

The second was 30 Hambleton Street Albert Park by Anthony Grimwade of R.T.Edgar Real Estate which had been sold late last year for around the same money as the pass-in figure of today, $2,110,000.

"The first day of Spring, bright sunshine and a crowd of 100 people filling the street to attend the auction. Things were looking good on Willis St. Auctioneer James Paynter initially considered holding the auction in the pleasant gardens surrounding this comfortable family home but with a large crowd pouring in, the street had to be used. To minimise the usual hesitation when calling for an opening bid, Mr Paynter got things going with a vendor bid of $1,100,000. However his words were hardly spoken before the first bid arrived. Three more bidders quickly came on the scene. In a few minutes the property was "on the market" at $1,360,000. Bidding became intense when two more anxious bidders entered the field and in a few more short minutes this property was knocked down to the highest bidder for $1,405,000. "The trees provided shade from the first sun of spring for the strong crowd scattered along the street. Before starting the auction of Ventnor House, auctioneer Greg Hocking walked amongst the crowd and chatted with potential bidders. Despite getting things underway by outlining the many appealing amenities close to this property, and by stating that the property market would soon be heating up just like the Melbourne weather, a vendor bid of $2,000,000 was still required. A bid of $2,010,000 provided a welcome break in the crowd's silence and a second bidder soon decided to join the race with a bid of $2,020,000. Keen to remain in control, the first bidder came back with a bid of $2,030,000, which the auctioneer referred to the vendor. On resuming, the bid was confirmed and the second bidder came in with an offer of $2,040,000, however, was soon trumped by a bid of $2,050,000. As the property was passed in, this wasn't enough to buy the house but it was enough to enter into post auction negotiations. Bought after auction." (Debbie McTaggart)

"Auctioneer Leigh Hallamore ushered the 60 or so people that had gathered across the street into the front courtyard of this Brighton property to conduct the auction. Leigh explained that a reserve had been set and promised the crowd a straight forward auction with no referrals or vendor bids. Only one bid of $3,200,000 was heard from the crowd, and being true to his word, he passed in the property for this amount." (Gina Kantzas)
