We weren’t expecting a buzz around Bayside this week, as the offerings were not quite A-grade family homes. And indeed only two of the five auctions we covered sold.  Across Bayside, six out of 14 passed in (with three unreported) – and most of these had questions over position.

There are actually fewer actions scheduled for next week, making way for a big increase to 39 auctions on 27th October – Super Saturday. Family buyers keen on buying a slated for that weekend should be preparing for an expected increase in rate (average number of bidders per auction).

Have buyers become too picky after 18 months of hearing stock quality is low and prices are falling. Or is it that buyers are just getting tired and confused during their search?

We received an email this week from a new client who is looking for a property in the mid $1 millions.  They were about to visit 13 properties on Saturday, and sent us their list of addresses. Looking over the list it was obvious to us was that most of the properties they were visiting were way above their budget. And those that were affordable were too small or needed too much work. It was going to be a heavy day for 2 parents and 2 toddlers!

Narrowing down your list of properties to those that are going to be both suitable and affordable is essential for surviving the hard slog of house-hunting. But it’s often hard to get a good sense of the likely sell-prices just from an Internet search. Internet search portals often shortlist properties that are way out of the price ranges submitted. Couple this with the absence of quotes or sometimes deliberate underquoting, and buyers are often left inspecting properties well out of their budgets and criteria.

The constant disappointment of time wasted at open-for-inspections and the emotional energy invested over a 2-3 week marketing period deliberating over the possibilities of your new home, only to find you are a fair way from the reserve come auction day, can become exhausting.

But some buyers can go to the other extreme of our client with their 13 properties in one day schedule. One prospective Bayside buyer I have seen at a couple of opens told me that economic has made him so cautious he was only willing to take on the risk of purchasing a new home if he finds the perfect property. So for now, he is a hobbyist Open homes inspector, often going solo as his girlfriend finds it emotionally taxing.

I wondered how that plan was really working out for them?

"There was a genuine buzz at this auction - you could feel the anticipation from the good sized crowd of around 60. Auctioneer Mark Williams (supported by campaign agents Cher Coed and Clive Nettlefold) started punctually at 2pm and gave a no-nonsense preamble (how refreshing this is to see) for this neat family home in one of Ashburton's best streets. Opening with a vendor bid of $1,200,000 it didn't take too long (with the help from 4 bidders) to see this property on the market at $1,370,000 and sell under the hammer for $1,417,000. Auction concluded at 2.10pm - good result for buyer and seller alike here. " (Adam Woledge)

"Auctioneer Jack Bongiorno was not growling today - a hoarse voice meant he was more subdued than usual and this seemed to encourage softly spoken bids. Jack opened on a vendor bid of $1,800,000 and asked for a rise of $25,000 which was taken up by bidder one. This was followed by an offer of another $5,000 from bidder two, which Jack accepted because he knew these bidders had been looking for a very long time. The two bidders continued cautiously until it was passed in to bidder one for $1,950,000. This property later sold for an undisclosed amount." (Gina Kantzas)
