As we move well into spring, the large train that is the Melbourne market is slowly starting to move. Of the six auctions we attended this weekend, five sold and  was a healthy ‘2’. Boroondara is seeing good numbers of people out looking  – and there are some good properties to look at.

While auction numbers were not huge on Saturday, we can expect a lot more in the near future: in Boroondara there are 36 and 76 properties over $1 million slated for October 20 and 27  respectively.

One property that is attracting good interest is 17 Melville Street, (Tim Picken, ). Around 80 groups have gone through this during the first two opens. This is a really good property: well positioned, northern rear aspect and the renovation has not been ‘overdone” (i.e. no huge second storey here that dwarfs the size and other properties adjoining). The rear open-plan living area has huge ceilings, highlight glazing is used in a clever way, and the layout overall is smart (flows well, storage is good etc). It really does pay sometimes to employ a good architect……..Richard Swansson is one of those.

Under-quoting – that old chestnut – is certainly a key issue at the moment and one common complaint we hear regularly from buyers/prospects is that when they search through real estate portals (such as Domain.com.au, realestate.com.au, realestateview.com.au) they see properties being suggested under incorrect pricing filters. For example, when a buyer enters a price-range  of $1m-$1.5m, properties worth $2m or $3m property are coming up. Surely something should be able to be done about this. Why have the filters? This is just another reason to have a good handle on property . As the old saying goes: if it sounds too good to be true, then it probably isn’t.

Auctioneer Mark Williams (supported by campaign agents Cher Coed and Clive Nettlefold) started punctually at 2pm and gave a no-nonsense preamble (how refreshing this is to see) for this neat family home in one of Ashburton's best streets. Opening with a vendor bid of $1,200,000 it didn't take too long (with the help from 4 bidders) to see this property on the market at $1,370,000 and sell under the hammer for $1,417,000. Auction concluded at 2.10pm - good result for buyer and seller alike here. " (Adam Woledge)

"A still, spring Melbourne afternoon and in front of around 30 people auctioneer Richard Earle and campaign agent Greg Toogood did their usual professional best for the auction here of 31 Molesworth Street Kew. Opening on a vendor bid of $1,600,000, the response was as still and as quiet as the street so further vendor bids of $1,625,000 and $1,650,000 were placed. Still no response from the crowd and the property was passed in. Can there be a 'volcano' auction for vendor bids? - I'll have to run that one past Mal! Sold after for an undisclosed figure over $1,700,000. " (Adam Woledge)
