Boroondara Weekly

It was a busy day around the Boroondara auction traps this weekend. Of the 12 auctions we monitored, 9 sold, representing a fairly healthy 75% clearance rate. While the Melbourne-wide sat at 1.5, Boroondara Bidderman was slightly higher, at 1.7. We certainly feel the market has lifted; numbers at properties are up, sentiment is relatively positive and people are acting.

James Tostevin () had a busy and productive day, including two volcano auctions and the biggest sale of the day at 29-31 Deepdene Road in . James certainly was fired-up today and in fine form – which was great to see!

Discussion notes with a few key agents today:

David Gillham (Noel Jones )

  • Stock is down, yet properties are selling quite well and buyer confidence seems to have swelled for not just the A-grade properties but also the B-grade ones (so long as they are priced right).

Richard Winneke ( )

  • There is certainly more energy in the market right now. There has been a fairly late start to spring, and December (with four auction Saturdays before , which is unusual) looks to be a very busy time. Derby Day / Melbourne Cup weekend is becoming more of a factor in this also.

An interesting sale of note today was 15 College Street (Chris Alcock, Daniel Bradd, Kay & Burton), selling for around $1.8m (or around $2300 sqm).  Given that a renovated house sold recently at No.9 (Sam Wilkinson, Kay & Burton) in the early $3m on about the same size, this tells us that the market appears to be holding up for these offerings.

Speaking of Kew, had a good coffee today at Ora (which is located at the end of Pakington Street). It’s a little off the beaten track but well worth the detour.  Proud Mary coffee was the blend of today.

"A volcano auction with 4 bidders here at 57 Alexandra Ave, led by James Tostevin. Although a vendor bid of $2,100,000 was needed to kick-start proceedings, there were soon four bidders in the mix and the property was soon on the market at $2,360,000. In front of a crowd of around 80 people, the hammer came down at $2,510,000. Entertaining auction this one - there was much chatter and discussion from a Chinese family (or group of around 12 people) who battled hard to the end, but eventually the war was won to the starting bidder; a young couple with a pram. This result lines up very similar to the recent sale of No.24." (Adam Woledge)

 

Biggest Sale: DEEPDENE, 29-31 Deepdene Rd

"Big numbers came out to see a race in Deepdene today, and they got one. About 150 (plus kids), stood in the front garden as auctioneer James Tostevin introduced the family home, in what he was to call ‘one of the district's finest streets’. The race began as bidder one called a $3,300,000 opening offer. Rises moved in $50,000 amounts as bidder two chimed in. A rise of $20,000 was denied by Mr Tostevin, ‘It’s a bit cheeky, and by the smile you know it is too’ he added. And so, $50,000 amounts continued until the price reached $3,700,000. With three in it, bidding broke down to $25,000 rises, though there was barely a pause before the $4,000,000 mark was reached. At $4,050,000 Mr Tostevin, with a voice falling apart, announced the home on the market. Around the bend, and into the straight, three bidders took the price to $4,500,000. New bidding now as bidder four, came with a late run. But at $4,550,000 Mr Tostevin pleaded, ‘Please may I have some more? … Another $5000? Mum always said to ask nicely.’ Race over. "A gorgeous afternoon and a decent-sized crowd came together for the auction of this townhouse situated just off the Golden Mile. One gent even brought his own furniture and settled into a front row seat. Auctioneer Alastair Craig suggested that he may need to borrow this chair himself, but an absence of bidding ensured he would need to remain firmly on his feet. An opening vendor bid of $1,500,000 was soon lifted to $1,550,000 for the vendor. Mr Craig now gave everyone some thinking time and headed inside for a half-time break. The second half bought no interested parties into play either, and one further vendor bid was added before the property was passed in." (Randall Smith)
