A busy day (that started off with a near perfect ¾ latte at Porgie and Mr. Jones at 8.30am). At all six auctions I attended, there were good numbers of people (averaging 100), and across the 14 auctions attended by our advocates in Port Phillip, only three were passed in.

A great result for the owners and listing agent Richard Spratt () of 31 Nelson Road, , which sold strongly for around the $2.8m mark. A great family home this one: really well thought-out design and large bedroom sizes (such a simple thing to achieve when you think about it, but how often do we come across small bedrooms in renovated or new family homes!).

The word from the agents:

Richard Winneke (, )  – “75% for office and 72% across the Jellis Craig board.”

David Gillham (Noel Jones, Camberwell) – “Hard fought-out auction from international buyers at 26 Athelstan Road, Camberwell, selling for $2,850,000 (reserve was a few hundred thousand below this).

James Tostevin () – Sold 5 out of 6 today, very close on the one that didn’t sell.

Getting kids into school for the New Year seems to be a driving factor in this market right now, and we would expect a solid run into from here.

Time for a breather next week in the auction market (due to Derby Day), but still plenty of properties to look at and many opportunities yet for discerning buyers in 2012. However, buying strategy will become more and more important.

"Quickfire auction this one and it was always going to be the case as the home was really well thought out and fitted the area well, appealing to a few different buyer demographics. In front of a very good crowd of 120 people, auctioneer Scott Patterson (backed up by Tim Picken) did not have to sell the attributes too strongly here and got down to business pretty quickly. Auction opened with a strong 'knockout-style' crowd bid of $1,500,000 and the property was on the market not long after when bidder 2 joined in at $1,510,000. A further 3 other bidders joined in and the property eventually sold under the hammer for a very solid $1,661,000. " (Adam Woledge)

James Tostevin (Marshall White); Under Hammer, $2,970,000 - 2 Bidders

"Great crowd of around 150 people for this lovely ‘Mini Mansion’ in Stawell Street Kew. This was James Tostevin’s sixth of the day and you wouldn’t have known; he didn’t skip a beat here or leave any stone unturned. James opened the auction at $2,600,000 and the crowd waited and waited and just as the bid was about to be referred, one bidder sprung to action matching the vendor bid. This drew no further crowd interest and the referral then took place. After a while, the auction resumed and before long it was battle between two (spread only 3 metres apart, in front of the auctioneer – how often do we see that!), going tit-for-tat in series of mainly $10,000 bids. At $2,870,000 bidding stalled again and another break was taken and not long after with a few more bids the property was declared on the market at $2,900,000. Eventually sold under the hammer for $2,970,000 – good auction this one, both vendor and buyer should be pleased. " (Adam Woledge)

"'Every single party in the street has been held at this house', announced auctioneer Steve Abbott. And from the head count, every one of those party-goers had come to the auction today. A huge crowd ensured a jovial mood. Mr Abbott opened on a vendor bid of $3,300,000. A further bid from a little bloke sitting on the grass was nearly secured until his dad weighed in to retract it. Mr Abbott hinted at what the home’s value might be when the youngster was 40 or so, and so the little bloke stuck his hand up again 'Its for when I'm bigger Dad!' But Dad didn’t agree. A vendor bid of $3,400,000 was placed, and a half-time break called. The home is reoffered but no genuine bids emerge. No party here today." (Randall Smith)
