This week in Port Phillip two very different properties got the heart fluttering – the first was an old bakery at 201 Liardet Street in a managed by Oliver Bruce of which over the last two weeks has seen record numbers attend opens.

The second was 71 and 71 A Grey Street in a property managed by Iain Carmichael of and John Holdsworth of Greg Hocking Holdsworth. The size of this property and its grandeur are rare offerings and given its location in the heart of and estimated price of $5m ish it could end up as the area’s largest sale for the year.  The property is for sale by tender and it will be interesting to see what the buyer plans to do with the property. The property may in fact be too large for a family home and we could see (STCA) a similar situation to Eildon mansion next door. Eildon was bought in August 2006 for just over $4m and turned into the Melbourne head quarters of Alliance Francaise.

Most of the chat amongst agents during the week was the sale of 289 Richardson Street Albert Park last weekend. The property sold for just over the high quote range of $1.2m, and the consensus amongst local agents was that this represented very good buying. I thought the price was actually spot on, when you compare it against the recent sales of these properties in similar condition and : 32 Barrett Street, Albert Park (Justine Holod of ) at $1.386m, and 48 Kerferd Road Albert Park  (John Holdsworth of Greg Hocking Holdsworth) for $1.205m.

The sales trend of under $1.5m with good content in Port Phillip continued this weekend with the sale of 21 Hambleton Street Albert Park by David Wood of Hocking Stuart for $1.33m. This liveable period home had good rear access and northerly light and, while it didn’t exactly fly, it sold under the hammer. It was a different story for 20 Docker Street , (Stuart Lopez of ) which passed in today for $2.010m. Having recently sold on the 7th of February 2011 for $2.4m the sale of this contemporary town house represents a challenge for the agent if the vendors are looking to achieving a sale price close to what was previously paid.

"Neighbours thought it was the perfect opportunity to hold a garage sale on auction day- and with the amount of people stopping to have a look before going to the auction at number 39, it proved a very good idea indeed! Karl Gillon was auctioneer and he didn't have to wait too long before a genuine opening bid of $800,000 came from the crowd. There were soon three, then four bidders in the mix and after two breaks and a lot of bidding the price reached $940,000 before the property was passed in for further negotiations." "Crowther Place is a quiet cul-de-sac just off bustling New St, and Number 7 is strategically located at the head of the court. Auctioneer Leigh Hallamore made much of this prestigious location in his preamble. His introduction was, as always, polished and complete. With the usual lack of response when Mr Hallamore invited offers, he offered a vendor bid of $2,600,000. Still no response. Mr Hallamore then offered a second vendor bid of $2,700,000. Finally a bid of $2,700,000 emerged from someone in the crowd of around 50, and this offer was accepted by Mr Hallamore. No further bids were made and the property was passed in to the only bidder for further negotiations. Bought after auction for $2,925,000." (David James)

"Given this property's location  - moments from the beach and Ormond Road shops - it was not surprising that there was a strong crowd in attendance at today's auction. When auctioneer Stewart Lopez asked for bids he took the $1,500,000 which was offered. This was quickly countered with a vendor bid of $2,000,000 asking for rises of $50,000.  No interest at this level and half time was called. Half time was brief and to help bidders see value, bids of $25,000 we called for. With the death knock looming, the original bidder offered a bid of $10,000 which was accepted  -  securing the first rights to negotiate at the vendors reserve." (Guy Angwin)
