This week was all about Super Saturday in Stonnington. But the action actually started after last Saturday’s auctions and the momentum built throughout the week. The clearance rate was 61% today. Of the 12 auctions we reported on, only 2 sold under the hammer. 2 sold after and 3 sold before.

My day today started very early (Thanks to Georgios friendly staff and great coffee) and then an inspection of an off-market in with Kevin O’Brien of .

A strong sale, after last Saturday’s Opens, was 9 Ash Grove East, for over $2m and above the quote range. Adam Cashmore of Jellis Craig managed the huge crowds at Opens and long list of prospective buyers at this fully-renovated family home. This home was well zoned and was ideal for busy wanting nothing to spend and little ongoing maintenance. In relative terms, the yard was on the small side and there was no garage, but it is situated within a good family area.

Another that sold during the week was an off-market with John Morrisby of Jellis Craig and Andrew Hayne of (nice ) – we purchased it for a client.

With all the anticipation on Super Saturday, some vendors listed their properties for auction mid-week instead. In again, 5 Emo Rd sold at a Thursday evening auction for around the quote at $1,580,000 (Dean Gilbert of Marshall White). This was a fully-renovated period home with low maintenance landscaping and double garage via ROW access. Its location close to Dandenong Rd may have been its less appealing attribute.

It seems that there is in this area for fully-renovated family homes with low-maintenance grounds. A strong result at auction on Saturday was 13 Maitland St, (John Morrisby of Jellis Craig). After opening on a vendor bid of $1.6m, three bidders brought the price to $1,940,000 (see auction report below). Once again, this was a fully renovated period home with low maintenance landscaping and double garaging via ROW. This property too had huge crowds who were all wowed by its Hamptons style interior and the classical landscaping. For me, it felt like a yin and yang type demarcation (female interior, male exterior). But it was, nonetheless, a well-styled family home.

Last but not least, the Heather and Rae team of Marshall White achieved a strong result for 67 Coppin St Malvern East (James Rating 756.) We went through this one earlier in the year as an off-market with another agency. On Saturday, in front of a huge crowd of 150 people, Heather and Rae brought four bidders to the party to sell this timber period family home for $3.355m (see auction report below)

My day today ended very late with dinner at Rocksalt cafe in Brighton (always fast, professional service) with talks of the amount of hot buyers today: those who missed out and are now looking for new listings and those who bought and are no longer strong competition.

"The crowd of 85 filled the inclined street and auctioneer Jeremy Fox stood centre stage. In his preamble Mr Fox regarded the property as situated in “one of the best groups of terraces in Melbourne.” A vendor bid of $2,200,000 opened proceedings and before long four bidders were vying for the property. Bidding was spirited and progressed quickly. After consulting with the vendors Mr Fox announced the property on the market at $2,610,000. At this point two bidders were left competing for the property and it was eventually bought under the hammer for $2,645,000, to the delight of all in attendance." (Kate Agnoleto)

"This one had all the ingredients for a lively contest: a big crowd, multiple bidders, and a well orchestrated auction. And it didn't disappoint! Auctioneer Marcus Chiminello gave a polished preamble then didn't wait long before an opening bid of $2,600,000 was presented. A solid half an hour of bidding between three parties ensued, putting the property on the market at the $3,100,000 mark. Yet there was a twist in the tale around $3,300,000 as a fourth bidder joined in and successfully snared the property for $3,355,000. A very exciting and suspenseful event!" (Doug Paget)
