This week in Bayside there was action in terms of sales, although open numbers still seemed mediocre. Crowd numbers at auctions today were average, but bidder numbers seemed consistently stronger – in particular at auction sales:

  • 37 Margarita St (Frank Hellier) had 5 bidders
  • 101 Dendy St (Halli Moore and David Hart) had 2 bidders (and bought after auction by someone who did not bid)
  • 66 St Andrews St Brighton (Peter Kennett) had 2 bidders and
  • 13 Grandview Rd Brighton (Todd Dixon) had 3 bidders

Auctioneers were talking up that “we had left the bottom of the market and that things are improving”.

Mid week was busy in Brighton.

  • 9 Wellington St Brighton (Barb Gregory), a mid-week auction for above $5million
  • 23 Wolseley Grove Brighton (Barb Gregory and James Scarff), a north facing, corner block on 1040 sqm for $1,920,000 or around $1900 per sqm
  • 3 Downes Ave Brighton, period home in need of a reno for over $2m undisclosed (Barb Gregory).

A few big land sales in Bayside in recent weeks.

  • 13 Linacre Rd Hampton (Bill Jowett and Mark Earle): An example of really big land with most people not seeing much value in the home that was sold for around $1,750 sqm, which was just a tad more than the 2005 price.
  • 64 Well St Brighton (Campbell Cooney) on 1028 sqm sold after only a week on the market. This has one of the closest tennis courts to Church St. We valued land around $1700 per sqm due to traffic on Well Street.

Some Expert comments on Land

: We have seen an increase in land sales and they are holding their value extremely well. People are quite particular with what they want in a home and have become frustrated because they are starved of opportunity that suits their floor plan etc, so they are looking at land where they can build a home to their exact specification. This is meaning prices are holding up well in good locations with good orientation etc.

Jen Dwyer: Land-based sales in general throughout Bayside are being well contested, particularly if they are located close to amenities (e.g. shops, beach, schools and transport). The larger land holdings which in previous years saw strong competition from developers are now generally being keenly fought by property owners looking to build their dream home. Irregular shaped parcels of land or those with narrow frontages are attracting a niche sector of the market.

"There was always going to be solid interest in this home with a $1.2m to $1.3m quote and with 5 bidders at $1.4m this proved to be correct. Auctioneer Frank Hellier accepted a starting bid of $1,300,000 from the crowd and things were going smoothly with two bidders until we hit $1,400,000 when 3 more bidders tried to join in all at once. What took place over the next $100,000 was bedlam with repeated errors in relation to amounts. It got to the stage where a number of people within the crowd were yelling out a variety of things which were not actually bids and in fact some of the bidders had to point out exactly where bidding was at. Around $1,500,000 we seemed to get back on track and in the end two bidders fought it out till it was sold under the hammer at $1,550,000 – a good result for the buyer and the seller. The property was announced it would be sold at $1,500,000 - but in fairness bidding had moved very quickly and it probably was “on the market” well before this, had somebody asked." (Mal James)

 

Biggest Sale: ARMADALE, 39-41 Adelaide St
Mark Wridgway (RT Edgar); Under Hammer, $3,255,000 - 4 Bidders

"Here we are at 39-41 Adelaide St Armadale where Mark Wridgway is auctioning 715 sqm of prime Armadale land in front of a largish crowd of around 70 people. As we are waiting for the start most auction watchers are gravitating to the shade - the temperature is rising. We start on time - well done and Mark launches into an authoritative spiel on the whys and wherefores and various alternatives of all things that are 39-41 Adelaide St. Anyway we are away - $2,500,000 with Bidder 1 and $25,000s are called for. Bidder 2 in quickly and Bidder 1 ups it to $2,600,000. Bidder 3 is in and the fight is on - quickly to $2,950,000 and Mark asks Warwick to go inside and see if it’s on the market. Upon Warwick’s return a whisper to Mark and well done it’s announced "on the market" at $3,025,000 and bidding moves quickly to $3,125,000. Bidder 4 asks for $5,000 and smartly it's to $3,155,000 in $5000s and we are down to two bidders. Mark is controlling the bidding very well - no mistakes - and good bidding suggestions. In fact the even ten’s was across the road at the start of this two bidder duel, but by the end of it Mark was calling the odd $5’s across the road – so I think he sneaked an extra 5 in there without a kerfuffle. $3,230,000 with two bidders all in $5000s - a final break and then sold under the hammer after a bit of argy bargy at $3,255,000 or $4500 per sqm if you place no value in the improvements. Bloody good auction Mark – good gravitas – good number control, started on time and played fair – for me the right formula at Melbourne Auctions. " (Mal James)

"Grabbing any available spot in the shade, the crowd of around 40 people listened attentively as Iain Carmichael took centre stage. Kerferd St was so quiet you could have heard a pin drop as Iain spoke of the beautifully renovated Edwardian home in the prized Gascoigne Estate. Looking for an opening bid from the crowd, Iain was soon forced to open on a vendor bid of $2,800,000 when he was met with silence. One bidder entered into the competition at $2,825,000, but with only one further bid plus an additional vendor bid, the property was passed in to the lone bidder for further negotiations."
