This week seemed fairly quiet across the board in terms of crowd numbers at Opens and at auctions. Agents were not too enthusiastic about new listings for December and those that I spoke with, were talking up vendors wanting to wait until February to list their properties for sale.

Today the clearance rate for Stonnington was lower than the overall $M market with 57 % but 1.5 was consistent with the overall $M market. Looking forward to the next two weeks when there are far more auctions scheduled than today.

A few sales of note during the week were;

58 Barkly Ave sold under the hammer at a Thursday evening auction (Lachie Fraser- Smith and from & Anthony Grimwade from .) Interestingly, this auction opened with a genuine bid of $1,750m which was $50,000 above the of the quote range. The recent sale of 37 Clarendon St at $1.860m may have influenced vendor and buyers alike here although that was a home with a high emotional wow-factor.

15 Lambeth Ave Armadale (Bill Hegarty from Real Estate Gallery) finally sold during the week after passing in at auction for over $2m a year ago with a different agency. We bought this home for a client.

163 Manning Rd (Anthony Reis from ) also sold during the week after passing in at auction last year (at $1.4m) and again last week  at similar price levels.

"Several families were amongst the crowd which gathered in the side garden of this Malvern property on a cool, spring morning to see if auctioneer Andrew Hayne would find a new owner for the home, just as he had 7 or 8 years previously. After outlining the various living zones and nearby amenities, the house was offered for sale. A vendor bid wasn't required to get things started as a bid of $1,600,000 was soon on the table, only to be beaten seconds later by a second bidder, with $1,625,000 to offer. As the first bidder came back with $1,650,000 and seemingly knocked out the competition, it was time to seek instructions from the vendor, giving potential purchasers the chance to discuss strategy. On return, Andrew Hayne reiterated that the property would be passed in at this price and this was almost enough to tempt the second bidder to make a further bid of an extra $10,000, but it wouldn't have made any difference. A vendor bid of $1,800,000 took the price closer to the vendor's expectations and the first bidder came back with $1,810,000 and secured the opportunity to negotiate for this property as it was passed in." Biggest Sale: SOUTH YARRA, 32 Motherwell St
Warwick Anderson (RT Edgar); Under Hammer, $2,026,000 - 3 Bidders

"A crowd of 50, many of whom were neighbours, stood to witness the auction of this Victorian property which stood in the company of many other period homes. In his preamble, auctioneer Warwick Anderson, explained that seven years earlier he had sold the property to the current vendors. A vendor bid of $1,800,000 opened proceedings and Mr Anderson looked for $20,000 rises. A crowd member soon obliged and with a second bidder joining the mix, the momentum gained. Eventually a third bidder joined the mix and the competition intensified. The property was announced on the market at $1,988,000 and with biding continuing, was ultimately bought under the hammer for $2,026,000. The gathered group applauded the new owner." "This architecturally unique property is not the usual house to be found on this leafy Toorak street and the crowds which gathered were interested to see if auctioneer Andrew MacMillan would find it a new owner. Having been featured in The Age a few weeks back as an outstanding example of contemporary architecture, there was no doubt that interest in who would buy the home was keen. With bidders slow to come forward, Andrew Macmillan checked that those in the crowd knew how the auction process worked, and is often the case, a vendor bid was required to get things started. $3,300,000 was the number and bids of $50,000 were called for, but were not to be heard. A quick chat with the vendor gave potential buyers the chance to imagine themselves living in this contemporary home, but audience participation on the auctioneer's return was scant. A further vendor bid of $3,500,000 failed to fertilise anyone's imagination and the property was passed in." (Debbie McTaggart)
