This week around the traps – the men and women at were out in force on their quiet and off-market sales

  • , 14 Myamyn St (Gowan Stubbings – Kay and Burton), this was sold for the mid $3 millions in 2009, and changed hands again during the week for towards the mid $4 millions before auction. Some simple decor improvements (from drab to bright) seemed  to have been the real add and in the end had a very positive result. See our James Home Rating of 664/1000.

Continuing our big sale theme;

  • Armadale, 39 – 41 Adelaide St, sold today for $4,500sqm – 715 sqm on A grade Armadale land (Mark Wridgway of ).

"A start is called for at $1,400,000, nothing is offered and so a Lachie Fraser-Smith vendor bid starts it in front of crowd of 60. Bidder 1 chimes in at $1,425,000. Lachie is trying his hardest to get this auction moving and his neck veins are throbbing in the heat. Alas nothing is forthcoming and a half time break is called as the Benmac boys retreat to consider their next move. After a long break they come back establishing nothing is different from when they went in – it's not on the market. Bidder 2 comes in for 5 and we sneak up to $1,450,000 Then Bidder 3 joins in at $1,460,000 Rod goes back in to see about putting it on the market - they really should at $1,480,000. It is obvious this is the market. But it appears a pass-in is forthcoming and it is to Bidder 3. I think, they think, there is some more. Let's see how much. Sold after for $1,512,500 – a reasonable number for both parties. " (Mal James)

 

Biggest Sale: ARMADALE, 39-41 Adelaide St
Mark Wridgway (RT Edgar); Under Hammer, $3,255,000 - 4 Bidders

"Here we are at 39-41 Adelaide St Armadale where Mark Wridgway is auctioning 715 sqm of prime Armadale land in front of a largish crowd of around 70 people. As we are waiting for the start most auction watchers are gravitating to the shade - the temperature is rising. We start on time - well done and Mark launches into an authoritative spiel on the whys and wherefores and various alternatives of all things that are 39-41 Adelaide St. Anyway we are away - $2,500,000 with Bidder 1 and $25,000s are called for. Bidder 2 in quickly and Bidder 1 ups it to $2,600,000. Bidder 3 is in and the fight is on - quickly to $2,950,000 and Mark asks Warwick to go inside and see if it’s on the market. Upon Warwick’s return a whisper to Mark and well done it’s announced "on the market" at $3,025,000 and bidding moves quickly to $3,125,000. Bidder 4 asks for $5,000 and smartly it's to $3,155,000 in $5000s and we are down to two bidders. Mark is controlling the bidding very well - no mistakes - and good bidding suggestions. In fact the even ten’s was across the road at the start of this two bidder duel, but by the end of it Mark was calling the odd $5’s across the road – so I think he sneaked an extra 5 in there without a kerfuffle. $3,230,000 with two bidders all in $5000s - a final break and then sold under the hammer after a bit of argy bargy at $3,255,000 or $4500 per sqm if you place no value in the improvements. Bloody good auction Mark – good gravitas – good number control, started on time and played fair – for me the right formula at Melbourne Auctions. " (Mal James)

"Grabbing any available spot in the shade, the crowd of around 40 people listened attentively as Iain Carmichael took centre stage. Kerferd St was so quiet you could have heard a pin drop as Iain spoke of the beautifully renovated Edwardian home in the prized Gascoigne Estate. Looking for an opening bid from the crowd, Iain was soon forced to open on a vendor bid of $2,800,000 when he was met with silence. One bidder entered into the competition at $2,825,000, but with only one further bid plus an additional vendor bid, the property was passed in to the lone bidder for further negotiations."
