Three bidders fought it out for absolute Brighton waterfront at this auction beginning with rapid fire $100,000 bids  – Auctioneer Jack Bongiorno kept the pace until it was bought under the hammer for $7,770,000. 13 Downes Ave Brighton (Ian Whiteside) auctioned on 14th October 2012

There was a buzz around town about this property (with buyers and agents) and over 40 groups attended the first Open. This was one of the few quality, fully renovated family homes around $3m in Brighton during the previous 12 months.   • There have been a number of stronger sales in the upper end of the market in the latter part of the year
  • Stock levels are high for this time of year but buyer seems to be increasing. Lets hope this points towards continued positivity in 2013

Bill Jowett, Buxton ():  “All in all I think the market has stabilized to a degree and that vendors are finally beginning to accept that there has been a downward shift in the market over the last 12 months or so . This being the case properties are selling and buyers see in the properties that are hitting the market. The bayside market has a personality all its own, however right now it’s as good a time to buy as ever with prices giving buyers at all levels a chance to become a part of bayside. is a great time to be on the alert with sales always at a high and stock levels solid. It provides those returning from overseas  or the family looking to position itself with schooling next year into a home that meets their requirements.  Statistics provided by an independent source to the our Buxton office show an upward trend in house prices across Melbourne over the Sept qtr for the first time in 18 months so I would like to think that the market is on the improve and that we will see a buoyant start to the 2013 calendar year.

Sellers who have stayed in tune with the market have still achieved fair outcomes during the year. However for the parties that are still holding out for their dream price , the frustration meter has been  at record levels . The positive for all parties is that now the year is drawing to a close we look forward to 2013 being a more balanced year. "Back again in the Grace Park estate where last week a property just down the road from this one sold after auction, so it would be interesting to see what would unfold at this one. Auctioneer Scott Patterson was at the helm of this auction which had about 60 people in attendance and boy did they get a show. Bidding started off strongly at $2,600,000 and soon we had four bidders in the running who quickly pushed the price to $2,800,000 where the property was declared on the market. Some of the bidders thought that the auction was going to wind up soon, but that was not going to happen as two new bidders popped up and added extra momentum to the auction. At around the $3,000,000 mark the crowd started thinking that surely this is it, but lo and behold another two bidders appeared which drew some gasps from the crowd. A total of 8 bidders fought it out but as Mr Patterson said only one name can go on the property and it was the last bidder who came out successfully at $3,110,000. "An avenue of Manchurian pears provided a picturesque setting for this auction and some welcome shade for the onlookers. The gleam of Justin Long's gavel and his energetic preamble added some sparkle to the event, and enticed a genuine bid of $3,000,000. A second bidder lifted the figure to $3,270,000 before proceedings stalled. The property was subsequently passed in to the initial bidder for this amount. Bought after for an undisclosed amount."
