Welcome to the first Bayside market wrap for 2013.

From what I’ve seen so far this year there seems to be a positive vibe in the air – agents are optimistic, buyers more plentiful and we are starting to see some good new stock hit the market. For this means some good choices emerging amongst the four-bedroom family home market throughout Bayside.

Agents are saying there are greater numbers through open houses, with some homes even seeing the return of the queue for inspection. I saw this first hand at a couple of properties this week, one at 50 Comer Street, East, on larger , Cape Cod home with pool and court, the other at the old Police Station at 27 Wilson Street, Brighton, also on larger , a heritage protected building and a multitude of options for . I’m not sure if these numbers reflected genuine buyer interest, or local curiosity.

There are only three auctions this week expected to achieve in excess of $1 million, so results this week won’t tell us too much. Over the next two weekends, however, we will see a total almost 50 properties up for auction in Bayside – with 29 going to auction on February 23. These numbers should provide us with some better insight into the market, which should take us through to Easter.

With 22 recorded sales in Bayside over $1million so far in 2013, the numbers are down compared to this time last year, when sales had reached 30.

Forthcoming auctions

38 Bolton Avenue, : a landmark in one of ’s best streets on sizeable land of 2000 sqm. Scoring a James Home Rating in excess of 800, it will be one to watch when it goes to auction on March 2nd.

9 Murphy Street, Brighton: an ‘Inform’ family home in the tightly held North Brighton/Gardenvale area.

Of Interest: Three in a row on Street

Noteworthy are the sale results of three properties that stood side-by-side, and especially so, when one of them sold twice within the same year.

25 Cosham – This home sold for mid $5 million and with a James Home Rating in the 800s – one of the highlight ratings for 2012.

27 Cosham – Federation home on 1000 sqm, sold after auction in November 2012 for an undisclosed amount.

29 Cosham – Bought in March 2012 for just over $3 million. The vendor then placed it back on the market toward the end of last year. The second time around, the home was bought for an undisclosed amount in the mid-high $2 million, according to agent Stuart Lopez.

This demonstrates just how important it can be to get the first decision right, as making the wrong ones can be expensive.

Time Out

If you’re looking for something to do around Bayside this weekend, the Sandringham Club is holding a social game of cricket plus BBQ at Trey Bit Reserve to celebrate the club’s Centenary. We were told not to expect ‘international quality’ on the field, but there is the possibility you’ll see one or two old-time costumes worn for good fun. It’s close to the beach, so pack your bathers and head for the water – the weather is going to be hot.

"My first $1m+ auction for the season and it was a goodie. Auctioneer, Greg Costello, started proceedings referring to contract conditions and emails surrounding questions about land used by the current vendors, that is not currently on the title. In case the matter wasn't clear, a gentleman, who turned out to be the first bidder and finally purchaser, asked for further clarification. Once sorted, we began. A little slowly at first with an opening bid of $820,000 which was immediately followed by a vendor bid of $1,000,000. A second, third, fourth, fifth and sixth bidder followed, with two bidders escalating quickly to $1,200,000. It seemed it might be over here, but no - we saw the return of the first bidder, who reduced bids to $2,500 and eventually purchased the property for $1,272,500. A great way to begin the start of the season." (Kristen Hatt)

 

Biggest Sale: MALVERN EAST, 21 Brunel St
Marcus Chiminello (Marshall White); Under Hammer, $2,321,000 - 4 Bidders

"As I approached this auction, the canopy of plane trees was a welcoming sight. During this lunchtime scene, 90 or so people were fortunate to find refuge from the beaming sun in this tree-lined street as the proceedings started late and the action was slow to start. This was the second auction for this property in 6 months, possibly due to price than the home. Auctioneer Marcus Chiminello swiftly opened on a vendor bid of $2m and asked for $25,000 rises. After a delay, Bidder One took this up but Marcus was forced to confer with his vendor as there was no further bidding. This pause must have done the trick as three more bidders entered the fray. Bidding reduced to $5,000 increments until the property was declared on the market at $2,200,000 - reasonable I thought as it had been quoted in the low $2m's. From this point, bidding rose to $20,000 offers and then reduced again until it reached $1,000 bids. Bidders one and four then battled it out for 21 bids (worth a total of $21,000) until the hammer was brought down. Bought under the hammer by Bidder One for $2,321,000." (Gina Kantzas)

"While most of the 40-strong crowd huddled under trees or beside hedges for some much needed relief from the hot sun, auctioneer Peter Batrouney toughed it out on the concrete paved road and did a pretty good job, but he had nothing really to work with. After giving his usual insightful (I did not know that the Golf Links Estate was the first in Camberwell to be heritage listed) and professional preamble, Peter opened with a vendor bid of $1,380,000 then backed it up some time after with another vendor $1,400,000. There was no action from the crowd and the property passed in at this figure. " (Adam Woledge)
