The focus this week seems to be on whether the current interest through open houses would convert into home purchases. Agents, vendors and buyers alike have all been eager to see the results. Talking to selling agents during the week revealed quite a bit of anticipation.

According to Campbell Cooney (Hodges), there is pent-up in the market, with buyers not prepared to wait any longer. This weekend will be a good test of that. Campbell has seen open for inspection numbers up, with agents reporting a 50-90% increase on visits to similar properties last year. Peter Kennett (), also spoke about numbers at open houses being double compared to last year, albeit on tight in , especially for properties under $3m.

Buyers are also asking if vendors will sell before the auction. Campbell said he has already sold 3 of his 4 auctions for this Super Saturday weekend. This may all lead to some good results in the short term.

Forthcoming auction

A big one up for auction next week, (March 2), is 26-28 Victoria Street, Brighton after being postponed from Feb 23. We rated this at more than 800 in our James Home Rating. The has been on and off the market over the past 12 months in what has seemed like an endless campaign with multiple agents involved. With a large holding in Brighton’s Diamond K, it will be interesting to see if the perceived buzz of 2013 finally results in a sale for this vendor.

Of Interest

There were only a few properties for sale last week over $1 million in Bayside. I attended three auctions, and at two of them three bidders saw an opportunity to ask questions pertaining to the property. In all my previous years covering auctions, I could count on one hand the number of times I have seen this happen.

It appeared the bidders were already aware of the answers and wanted to bring the issues to the attention of others. Generally, are provided in advance, which gives buyers the chance to seek instructions and clarification around issues and concerns from the agent during the campaign. Occasionally on auction day, the home is bought by someone who has only seen the property that morning. However, with the wide range of information available on the internet, buyers are more educated than in the pre-internet years. Buying a home is a big financial and many buyers are doing their research.

Were these questions an anomaly? Was it just a coincidence to see three in one day? It’s worth noting that two of the enquirers walked away with signed contracts. For further details, see our auction report from last week for 2 Cowper St, Brighton and 2 Victory St, .

Time Out

Looking for a new sport to try, or perhaps a new one to watch? The VT League Touch Football Finals take place this weekend at Park on Head Street, between 9am-4:30pm. Some of Victoria’s best players will compete for the title of State Champs in the Men, Women and Mixed competitions. ‘Touch’ is the number one school sport in Australia for participation and is ranked seventh for most played sport in organised competitions. So come along and support a team, I’ll be there cheering on the Vipers!

"A crowd of some 50 onlookers attempt to find shade from the hot midday sun, and wait impatiently for the action to begin. Auctioneer Mark Wridgway does a superb job of extolling the virtues of this as new freestanding 3 bedroom plus study home. After noting that this is “a quality property” he offers it for auction. Despite the heat, the auction begins coolly and appears to stall. As no offer is forthcoming Mr Wridgway issues a vendor bid of $ 1,100,000 to start the ball rolling. Still a complete lack of response; he offers another vendor bid of $1,100,000 and calls for $10,000 rises. He calls it three times and just as we are ready to call it a no-show and pack our bags and go home, the bidding begins. It was hot and we are finally not just talking about the weather! The bidding starts in earnest and climbs at a measured pace of $10,000 rises, and it looks like a two horse race. However, shortly after its pronounced on the market at $1,215,000, and five new bidders emerge. The bidding war then erupts and this becomes a hotly contested property. Eventually - 32 bids from start to finish - a knock-out bid is delivered and it is sold for $1,360,000. Another successful auction completed. " (Sara Hoffman)

 

Biggest Sale: EAST MELBOURNE, 120 Powlett St
Arch Staver (Nelson Alexander); Under Hammer, $5,155,000 - 4 Bidders

"There was a festive air along Powlett Street this morning as real estate punters strolled in and out of historic homes open for inspection in this proud and peaceful pocket of Melbourne. With a crowd of 150 gathering under magnificent trees on the wide, green median strip, Arch Staver needed only a few words to emphasise the piece of Melbourne history on offer. But despite the crowd, Mr Staver was left to open the day with a vendor bid of $3,950,000. Welcoming bidder 1 in at $4,000,000, Bidder 2 followed closely with $4,050,000. After a short tussle between them, Bidder 3 entered the scene with a bid of $4,125,000, triangulating the vast crowd. In increments ranging between $50,000 to $10,000 and then to $5000, it seemed bidders 1 and 3 would battle till the end. When the pace slowed at $4,325,000, Mr Staver took a short conference with the vendor before kicking things off again at $4,400,000. Bidders 1 and 3 took off once again, only to be confronted with Bidder 4 at $4,710,000. Standing practically shoulder-to-shoulder, bidders 3 and 4 jumped ahead from $4,710,000 to $4,850,000. After slowing down to catch their breath, they were off again heading to $5,000,000. Turning to Bidder 1 to confirm that there was no more competition from the other side of the crowd, and raising a few laughs, Mr Staver steered the final bidding eventually coming to rest with Bidder 4 at $5,155,000. There was jubilation and commiseration offered to the two crowd champions before Mr Staver thanked the crowd for the lively competition and directed the successful bidder into his new home. "Arriving early so I could take my time to soak up this Steve Domoney designed home, I was surprised to see that many people had already beaten me to it and were lining up to inspect. As Hamish Tostevin began proceedings, the crowd swelled to more than 90 with an air of anticipation that we were about to enjoy a riveting auction. With no opening bid forthcoming from the crowd, Mr Tostevin opened with a vendor bid of $3,000,000, well below the agent’s quoted price of $3,500,000. Mr Tostevin welcomed the first bidder at $3,050,000, yet after much encouragement to get a second bidder on board, he submitted a further vendor bid at $3,100,000. After the solitary bidder offered $3,125,000 and, with no new bidders appearing, Mr Tostevin took a half-time break to discuss with the vendor. Clear that the big turnout was not going to equate to a thrilling auction, Mr Tostevin returned and promptly passed the property in." (Nicole Brooks)
