Two top homes

I looked at two sensational properties last week in Princes Hill (Carlton North). The first was 29 Wilson Street, a managed by Glenn Bartlett of Woodards Real Estate, and which is up for auction on March 2 at 1.00pm.

Built in 1897, Avely is on 830 sqm of (huge for the area) and, with a classic period facade, rear access and potential, we rated it well, giving it a score of 801. We would expect strong interest come auction day, given how strongly in the inner-north with above-average sold last year. Here are some examples:

• 112 McKean Street, Fitzroy North (663 sqm) for $3.03m

• 39 Alfred Crescent, Fitzroy North (741 sqm) for $4.2m

• 57 Wilson Street, Princes Hill (600 sqm) for $3.82m

• 41 Alfred Crescent, Fitzroy North (740 sqm) for $3.53m

These results suggest buyers will pay when quality properties are on offer.

The second property I saw is also a ripper, but I can’t mention the address at this stage because it is a private off-market sale. What I can say is that the property is renovated, is also in Princes Hill and that it rated well, with a score of 782.

Numbers up: Across all the areas I cover, which include the cities of Melbourne, Yarra, and Port Phillip, selling agents are consistently reporting stronger telephone enquiries. They also note an increase in numbers at open for inspections compared with the same time last year. While they consider it too early to call what this means for property prices, it is an encouraging sign.

The Big Four: I am still seeing the ‘Big Four’ driving vendors and buyers: Divorce, Financial, Death, and Property Limitations (such as the size of the property, too few rooms, or too many rooms). When discussing vendor motivations for properties currently on the market, the feedback I get is that it’s rarely for reasons to do with upgrading. Motivation to sell usually relates to one of the ‘Big Four’ reasons.

Bad habits: Last year, buyers maintained the habit of waiting for properties to be passed in before declaring interest. They used this tactic in the hope of buying the property for the lowest possible price. Wrong! Agents make it clear in their preamble that those wanting to buy the property need to bid. We strongly concur, but expect to see more of the same this year.

Vino of the Week

A favourite producer of mine is Cape Mentelle (WA), who say they draw inspiration from the Northern Rhone Valley in France. The 2004 Shiraz is the perfect Australian expression of Northern Rhone style, and drinking exceptionally well now, nearly ten years on. The current 2010 vintage can be picked up for around $30. Cellar now, and reap the rewards of your in a decade.

"My first $1m+ auction for the season and it was a goodie. Auctioneer, Greg Costello, started proceedings referring to contract conditions and emails surrounding questions about land used by the current vendors, that is not currently on the title. In case the matter wasn't clear, a gentleman, who turned out to be the first bidder and finally purchaser, asked for further clarification. Once sorted, we began. A little slowly at first with an opening bid of $820,000 which was immediately followed by a vendor bid of $1,000,000. A second, third, fourth, fifth and sixth bidder followed, with two bidders escalating quickly to $1,200,000. It seemed it might be over here, but no - we saw the return of the first bidder, who reduced bids to $2,500 and eventually purchased the property for $1,272,500. Biggest Sale: MALVERN EAST, 21 Brunel St
Marcus Chiminello (Marshall White); Under Hammer, $2,321,000 - 4 Bidders

"As I approached this auction, the canopy of plane trees was a welcoming sight. During this lunchtime scene, 90 or so people were fortunate to find refuge from the beaming sun in this tree-lined street as the proceedings started late and the action was slow to start. This was the second auction for this property in 6 months, possibly due to price than the home. Auctioneer Marcus Chiminello swiftly opened on a vendor bid of $2m and asked for $25,000 rises. After a delay, Bidder One took this up but Marcus was forced to confer with his vendor as there was no further bidding. This pause must have done the trick as three more bidders entered the fray. Bidding reduced to $5,000 increments until the property was declared on the market at $2,200,000 - reasonable I thought as it had been quoted in the low $2m's. From this point, bidding rose to $20,000 offers and then reduced again until it reached $1,000 bids. Bidders one and four then battled it out for 21 bids (worth a total of $21,000) until the hammer was brought down. Bought under the hammer by Bidder One for $2,321,000." (Gina Kantzas)

"While most of the 40-strong crowd huddled under trees or beside hedges for some much needed relief from the hot sun, auctioneer Peter Batrouney toughed it out on the concrete paved road and did a pretty good job, but he had nothing really to work with. After giving his usual insightful (I did not know that the Golf Links Estate was the first in Camberwell to be heritage listed) and professional preamble, Peter opened with a vendor bid of $1,380,000 then backed it up some time after with another vendor $1,400,000. There was no action from the crowd and the property passed in at this figure. " (Adam Woledge)
