Gridlock

With the Grand Prix on this weekend, normally sleepy Port Phillip is currently clogged up with bollards and crowd controllers directing traffic. Key agents Michael Coen () and Kaine Lanyon () agree that this means there will be little, or no real auction action over the next two weekends with only five auctions this weekend over $1m. However, they also said that appraisals are solid. This means we could see a of new listings coming on at the end of April and early May. Agents are reporting strong enquiries and good numbers through open for inspections, and there does seem to be some warmth in the market.

Eyes on York Street

The sale of 47 York Street, (Michael Paproth, Marshall White) on March 2 is a result worth noting – the property sold for $3,130,000 with 6 bidders. The home was previously offered to the market by another agent on November 18, 2011 – at which time it passed in for $3,800,000. The neighbour at number 49 York Street, has now listed their property for auction. The campaign will be run by Michael Paproth from Marshall White, and he confirmed to us that the property goes to auction on April 27, with interest in the vicinity of $3,000,000. Property details will appear on the internet shortly, and I look forward to watching how this campaign develops.

Vino of the week

During the recent heatwave, water was probably the drink of for many. However, one warm night I enjoyed a couple of chilled glasses of Turkey Flat Rosé. Usually rated as a bit lightweight, Rosé comes into its own on a balmy evening. The Turkey Flat version is a blend of Grenache, Shiraz, Cab Sav and Dolcetto and is light, but also flavoursome. Put a bottle in the fridge for a few hours and try it before the weather cools down for the year. I picked up the 2012 vintage for about $20.

"Two half times, five bidders and the property bought under the hammer – what a great start to the day for auctioneer John Carter. John did a great job managing five bidders, some of which were on the phone to overseas buyers, some were drifting in and out, and others looking to control the auction with low bids. In the end, the second last bidder said to John "great auction" - and it was. The auction opened with a vendor bid of $2,000,000, was declared on the market at $2,235,000 and was bought under the hammer for $2,281,000. Well done to the successful bidder who stayed strong and focused throughout the auction. " (Guy Angwin)

"Auctioneer Leigh Hallamore started the day quietly asking for an opening. After a long pause, a genuine bidder offered $3,000,000. Leigh was quick to say that it was a start, 'a low start' and very quickly asked for the next bid of $4,000,000. For a while it seemed that the property was going to pass in, when a second bidder offered a rise of $500,000 and introduced himself as the competition. It didn't take long to reach $4,200,000. Both bidders were calculated in their approach and slow to make decisions. Afterall, on top of the purchase price the property was still needing a fair bit of money to be injected into it, especially if starting from scratch. The second bidder tried to break the bids down offering $4,250,000 which was not accepted by Leigh. After a long pause, he upped his offer to $4,300,000 and we were away again. At $4,500,000 Leigh referred to his 'cheat notes' advising the crowd "that at that level the property was a fraction over $230 sqf, and cheap. This area should be around $300 sqf, but we are getting close to the reserve and buyers should keep bidding". At $4,600,000 Leigh announced we were on the market and the two buyers intensity levels started to increase with the bids becoming quicker, finally petering out at $4,850,000. Bought by the second bidder, who more than once looked like he was out, but ultimately was the winner on the day." (Kristen Hatt)

"Auctioneer Nick Johnstone started the auction asking the large crowd of around 120 if there was a better looking house in Brighton? Wouldn't it be great to go out tonight and tell you're friends you had purchased the best looking home in Brighton! Did the crowd agree? Lack of bidding may suggest no, however, this is a very attractive Victorian home, so maybe there was another reason nobody chose to bid? Nick opened the bidding fairly quickly with a vendor bid of $3,000,000, when the crowd failed to take up his offer to place an opening bid around $3million. After that there was silence and Nick adjourned for a brief break to discuss strategy with the vendor. Upon return, and still unable to extract a bid from the crowd, Nick passed the property in on his original vendor bid. " (Kristen Hatt)
